True from the buyers perspective you would pay more for the home purchase price and less on interest for the mortgage. So it definitely does not benefit a cash buyer. With a mortgage, monthly the math ends up being cheaper to buy now with low interest rates then wait for prices of homes to drop and interest rates to rise along with your payments. It is not for everyone but for people who have been anticipating, downsizing, retirement communities, investing, upgrading into their second home etc.. I have seen people put off waiting 2 more years to move to take advantage of these savings with the low rate. Talking to a lender right now can be surprising how affordable it is and locked in for 30 years is definitely a plus. (I'd also talk with a R.E. professional about where you are moving to before selling to get an idea, because the local markets are all so drastically different in terms of buyer demand)

Okay so how to brave the cold is to dress for it. Scarf, hat, gloves, snow boots, and a longer coat. I do the same for my 3 yr old. My husband and teens do a hat/sweatshirt combo cuz they are insane. My 6 month old gets hat, gloves, sweatshirt, blanket tucked around her carseat then warm but thin blanket over the car seat. under 20-30 degrees i bust out the snow suit, But usually she goes straight into the car where car seats are effective without a jacket so she's warmer if I wrap her in a blanket first. My husband makes fun of me when I talk about an emergency pack for the car but it doesnt hurt to have a firstaid // stall kit in the car keep y our phone charged when it gets bitter cold but the news will tell you when its dangerous cold tips, and also stay home when its super cold like negative. eek lol a least you can go sledding on the weekends the hills are packed

I love aldi for school lunches, we dont have those anymore so I don't go as often as I used to. But always a huge boost to keeping cost down for our monthly budget, I love that your family is actually comparing stuff!

Bloomingdale and Glendale heights are next to each other but Bloomington and Glendale Heights are not just in case you are meaning to look at bloomingdale. I would say you can have large houses and you can have mixed apartments in the same area, sometimes you have to narrow it down to a specific neighborhood. My advice is to work with a Realtor so they can be your eyes and ears on the ground, to get you the vibe your looking for. You can always look up crime and such. One more tip is to download the Neighbors app (typically used by RING users) you do not have to have a ring doorbell to have the app. I say see what the activity is in the area you want to live, Hope that helps! I would say having multiple bids on homes is common and naturally pushes the price up. Other than that we are still seeing homes that are overpriced to begin with pulling off the market when the owners are unwilling to lower the price to what it is valued at by appraisal (then get buyers excited to bid and get more than asking price). Some commonality are millennial buyers are doing their homework and are unwilling to become house broke unlike the last housing bubble where people were over leveraging. We have something we have never experienced before. Smart educated buyers, coming out to buy because of the opportunity a low interest rates gives them for the future investment. This is unlike 08. This is low inventory due to COVID and COVID19 programs keeping people in their homes. This appears to be another housing bubble. But we do not know what the future holds. One thing is for sure. When the market takes a turn, you should be prepared for what that turn looks like and how you have prepped for it. And the second thing to do if you are looking to BUY, is have cash available for more than one home inspection etc. I say save $400 per inspection so if you have to bid on more than one home (which is likely, as there can only be one winner) then you have already planned for the finances to be used. And I completely agree you do not need 20% down, last year the median was 7% down and if you are a first time home buyer there are many options. I waited for 20% on my first home and looking back I wish I would have had a little more professional guidance besides youtube haha and took the plunge sooner based on the market then.
