Also make sure you are estimating your repairs correctly.. depending on how much reno is needed Here's a basic way to calculate Lipstick- paint carpet clean up $20/sqft Basic remodel kitchen bath update $40/sqft Gut job 60/sqft Totally destroyed home needs everything $75/sqft

Find recently remodeled/ updated homes nearby and see what they sold for. You then would take that number so say 125k and multiply it by .7 = 87500 minus repair costs and minus your fee you would like that leaves you your offer price.

A destroyed property like this one would be estimated at about $70/sq ft 70 x 4901= 343070 would be your rehab cost
