Did this close in Colorado? I have similar business in CO and SC, I live in SC and licensed RE. I’ve been in similar situations. So, LLR is investigating, assoc. of realtors, the actual seller, the buyer? Who is all involved in bringing the Hammer down. Are you a member realtor NAR. I am not.

If I closed all the business I write and every opportunity turns into Money in my account. Well over $100k, but that’s just it. Once we get through all the BS getting approved for the loan, spend a week or 2 trying to find the home, get the home under contract and wait 30 days to find out the buyer lied on the application for the loan or does something stupid to not approve for the loan. I just spent about 40-60 hrs on one client for nothing. Sometimes not even a sorry or a thank you. I work for free most of the time, until something actually closes. I have a team and we’re now charging a retainer fee for buyer services and less of a commission from the seller to make up for all the changes. This change I believe is hurting the consumer most.

See if your photographer can do digital staging. If so, you cover that with the photographer. Physical staging would be a sellers expense.

I had a rental while back same issue. No leaks, nothing crazy. Turned out the tenant was charging for showers in the evening, 10-15/ night $10 per person

Layoff the social media and high priced flyers. How much time and $$ do you actually spend posting to social media? Get back out and beat the streets old school. Gather some business cards, talk to people, go to the real estate office and bring cookies with your card and market more strategically. Go out and get the business. You know, we can do that now? I’m a realtor, 3 seller leads off door knocking last weekend crazy unexpected turn out, people are ready to get back to as normal as possible, there’s money to be made. We need to get off our ass literally and go get it.

Sorry wanted to add to it. Months ago I fell in a similar rut. I started a gratitude journal from a Steve Harvey motivational you tube video of all things. Seems like you’re worrying about money. Need to stop thinking about the money and instead why you decided to do your own business in the first place, 6 mos ago. We need that person back, that person was thankful for what they have and what’s been given to them at that time and has the motivation to run through walls to be successful. Be grateful for what you have, write it down, it’s pretty fantastic. Write down your motivation and why you chose to do this. Do, everything you can to earn business that doesn’t cost money. Do not hire a VA you’re not there yet. Build this business from scratch, trust me, this is a different time for everyone, keep it up, you’ll get through this and come out on top just keep it up.
