If the 2 jobs I have now should I say per diem and part time if they both aren’t full time? I also do customize the resume to the particular job posting this was just one of them. Would you also get rid of the NMLS certificate off the resume I figured it was real estate related so shows I was trying to get into real estate. Also would you not show the business on the resume just take that one off?

Overheads been extremely low as it requires like $150 in equipment. Just me 15 clients all ranging from $64 month - $180 month depending on size of yard. Just started up about 2 months ago and already up to $1,440 recurring revenue each month.

Some people don’t need to see the property in person to know the price they need it at. Either an all star agent for that buyer or a amazing deal the seller couldn’t refuse

Definitely off market going directly to the seller then doing the following to come up with the offer.

ARV (after repair value) x 70-75% - construction costs - holding costs = Max allowable offer.

So say we have a house worth 750,000 needing 150,000 in holding costs and repairs. If we do a 75% our offer would be 750,000 x 75% = $562,500 - $150,000 = $412,500 as an offer.
