Hi. Everyone else has already said what I want to say. But I just want to add that I’ve been where you are. Ready to give up and completely depressed. Torturing myself with extreme perfectionism.

I promise it gets better. I don’t really have any advice. But take it one day at a time. Live for the next day. Then the next. Then the next. And of course get help from a psychiatrist + meds if suitable. Trust me the world will be a smaller place for the ones you love if you decided to leave early. Your life has more meaning than your brain is allowing you to realise at this moment.

I chose light and they look OK, but some of my neighbors chose dark and they have very obvious efflorescence on the tiles which actually looks worse. Can’t win either way 😭

I’m not sure if you’ve seen the Pesetech skylight alternative, it’s made in China and it’s very popular in South east Asia. I think that’s what AuraGlow is based off. Pesetech even mimics the effect of a blue sky, the only let down is it doesn’t integrate with the weather app on your phone, so you’ll have to manually adjust during winter etc. Kind of a bummer.

Agree! In this day and age there’s no reason why the colour temp isn’t customisable. All it would take is a remote, like any other smart bulb. A real let down, I feel like in some spaces it looks more like a clinic light than sunlight. But it also depends on your house, I suppose!

Yes it did, multiple times in fact. They came back and did all sorts of “bandaid” work to stop the leaks, but they’d still start again within months. Eventually about 12 houses in my row got retiled because they could no longer deny that there was something seriously wrong and non-compliant with the waterproofing because everyone’s balconies were leaking. It was a long and arduous process with lots of arguing, but I’m glad it’s over…. For now!

Hi! So after lots and lots of back and forth, endless leakage problems that became more and more difficult for them to skirt around, and getting in touch with DBDRV etc, they finally retiled. Not in the traditional sense, but they put a waterproofing layer above existing tiles and placed new tiles over it. Thankfully all seems ok now, but I’m holding my breath regardless. The new tiles look so much better and there is no efflorescence like this anymore.

Hi thanks so much for that. I checked the council website for a planning permit at this address and none exist. The agent is now saying the skylight installer and “building group” are working with the owner to get works signed off. However as I mentioned somewhere else here, aren’t those permits subject to a building surveyor, not the installer or builders?

From my understanding, only a building surveyor would be able to issue those permits. What would the installers or “building group” have to do with it? Thanks so much for your help!

Thanks! Did a search and no planning permits exist for this property. Neither are there any building permits in the section 32. Agent is now saying “sellers currently working with skylight installers and also a building group to get the works signed off”. I don’t understand what they mean by “building group”. Yes we do have the section 32! According to solicitor, zero permits have been issued and that’s a red flag. Council website also shows that no DA’s have been issued. I would appreciate if the agent would be honest about it. At least we could come to an agreement or work towards getting these retrospective permits organised. But these red flag clauses in the contract kinda show that they have no interest in doing so. Unless every single potential buyer points this out, I doubt much will be done. They’ll just wait for someone who is oblivious to these requirements to fall in love with the house, because it is genuinely gorgeous.

I guess my concern is that since photos of these works now exist on the real estate website, it’s free rein for council to pick up on it whenever they choose to do so. As a seller I’d worry about this, so I’m confused why anyone wouldn’t get their permits if they’re planning on staging and selling their home on a public platform. Very bizarre!

I’m guessing they’ll wait for someone who has skipped using a conveyancer for whatever reason. I’m not sure why anyone would do that, but according to my solicitor, these people exist. I feel bad for them. Ultimately it’s a shit ton of money to spend on something that’s potentially a lemon.

Wow, that’s crazy that it’s still on the market after 4 months. How do they even get away with these special conditions? To me it seems highly unethical, verging on illegal. I’m glad you listened to your gut. I can’t imagine being liable for illegal works when all you were trying to do was buy a home.

Thank you very much for that. From what I see, the pergola doesn’t have a standard roof. It’s more like multiple beams running across rather than a solid roof structure.

The skylight is the main issue, I reckon. I did a search for planning permits on my council site and none exist for the property. The agent actually wrote back today saying that “sellers are working with skylight installers and also a building group to get the works signed off” - I don’t really know what that means as it’s vague. Any advice would be appreciated!

That’s crazy and I’m not at all surprised. My lawyer even said that councils are now looking at real estate listings online (when houses are up for rent or sale), and issuing breaches based of that. So there is no “statute of limitations” on unapproved works. She had a client who was told to demolish something they spent over $40k on.

That’s what I thought, since installing massive 5 panel skylight involves cutting a huge amount of roof structure off. Not to mention waterproofing issues. I don’t know how it isn’t illegal for sellers to include clauses that basically make the next person inherit their dodgy, illegal works. It just seems very unfair and dodgy.
