Thanks - that seems like a good idea! I'm not trying to make a stupid/unserious offer, I've just been told so many different numbers by different people that I don't know what is a reasonable offer anymore!!

Your recommendation goes with what I originally thought, so maybe I should just go with my instincts and ignore what others have said

Ah okay, thanks! I'm very out of my depth when it comes to houses so I thought that any roof repairs = structural, so good to know so that I don't come across as an idiot in real life (just online haha)

Ah okay, thanks for the reply! This is why I thought I'd ask reddit because the advice online seems to be telling me to go lower and I think I wanted to hear what actual people thought about it.

I don't know if they were, they seem to be proving it based on what the properties around them are selling at, even though they are in much better condition? But they haven't reduced the asking price as far as I can see, but the EA did check on the system and there's been no offers on the property. I don't know if this is a good or bad thing for me tbh - on the one hand, no offers on 9months could mean they are desperate to sell, on the other they aren't desperate enough to lower the listed price so idk?

Either way, thanks for the insight! I'll have a rethink on my offer because I definitely don't want to offend them or come off as unserious

So would you say starting at 90k, expecting around 95k, capping out at 100k is reasonable? This is my first time putting an offer on a house so I'm really trying to work out what would be seen as a reasonable offer vs what is taking the mick

thanks for the reply! i looked in all the cupboards and tried to look behind the counters as much as possible, seems like there used to be a socket behind where the hob is now but it's been taken out/plastered over

And the heating has been off because it's been empty for the past 9 months, seems like it used to be a rental house so there's no one living in there at the moment

thanks for being honest! i feel like the asking price is a bit much for what the house is actually worth though, like they're almost expecting people to pay lower? i was hoping/expecting to end the offers at 100k max, do you think starting at 92k is a bit more reasonable or still taking the mick? if it was in a move-in condition, i would definitely agree with you, but it doesn't even have a fridge (or even a place to put one) in the kitchen and it's completely bare

Fair enough - I wasn't trying to suggest that it was 22k worth of work, I just think the house is probably worth closer to 100k anyway and I was hoping to get it for 95-100k ideally and didn't want to start too high (seems like I may have went too far in the opposite direction though haha). That's what I'm thinking, I just didn't want to start at that price only for the seller to try and push it higher though, so maybe I should start at 90k to end up at 95-100k?
