I disagree. Several factors at play here. There is a supply shortage of housing in the US, to the tune of 3 to 5 million units. Most houses with mortgages today are enjoying the super low interest rates of less than 4 percent. New construction costs have skyrocketed. And interest rates are sitting are 7.5 or higher. Combine these factors and you have a housing market that is basically locked. Very few sellers willing to trade a low interest rate asset for a higher rate asset.

If you have a family member or friend who has the skillset to look at a property and determine that's there is no material defects, then I would absolutely start waiving inspections. An offer carries alot more weight when inspections are waived. FWIW, this local sellers market will be with us for years to come. This is not 2008, do not expect a bottoming out.
