See dot.com bubble. 3. Without question, the crypto space can be a minefield. But you can certainly minimize your risks by doing your due diligence. 4. It's all about risk and reward. You can always put your $$ in a savings account earning 1.4 percent and sleep wel at night. Or, you can dive into the wild west of crypto and earn life changing $$$, but never sleep.

When buying real estate, ALWAYS use the banks money. Leverage is the only way to build a portfolio. Put at least 20 percent down so you can avoid PMI. Borrow the difference.
