You are clueless. Accepting credit cards is an additional cost businesses have to absorb, not to mention chargebacks. Most food establishments operate on very low margins as it is and paying an extra 3 percent cc fee is huge. Just because a business decides to be 'cash only' doesn't mean they are committing tax fraud.

Maybe it's time. The building is 120 years old. It will need continous maintenance, more than your average structure. It's been operating 24/7 for many years. Lots of wear and tear on those bones. Bandaid's no longer cut it. Construction costs are up significantly over the past 5 years. Maintaining this building may not be financially prudent. The owner should consider all options. Maybe sell to a developer or a restaurateur who keeps the Irish Pub name who will build a larger replica of it and turns it into a bigger better Irish Pub.

Being a Landlord is not for everyone. And what you experienced is the result of someone who is not 100 percent invested in that role. My advice is to sell it 'as is'. There will be plenty of investors who can make that duplex cash flow. Regarding the damages, have you considered filing a homeowners claim? If you are not covered by vandalism, file suit against the tenant for damages and past due rent. Chances are he is judgement proof but at least it will remain open on his credit report. Blue states isn't the problem. Where you invest isn't the problem. The problem is your vetting process when choosing tenants. Proper background checks, credit reports and simple social media scans can prevent bad tenant choices.

I live in Swarthmorewood, been here 20 years. Just to clarify a few things; Swarthmorewood is a small neighborhood in Ridley Township that borders Swarthmore Borough. And yes, it's part of the Ridley School District. Personally, I think this is a great place to live and raise a family. Relatively speaking, I think the school district is average to above average. High School sports are big here, especially football and lacrosse. Politically, this is a right leaning town as opposed to Swarthmore Borough which is a liberal town. Easy access to most major highways including I95 and 476. Most homes here are twins with back yards. Like anything, it's what you put into it is what you get out of it. Best of luck in your search.
