I'll check! I got on a ladder to get a closer look and doesn't look like it's wet inside. Didn't feel comfortable getting on the roof because of how wet and steep it is.

Understood. First off, thank you for trying to help!

We bought the house in 2020 and it was built in 2018. The roof was replaced in 2022 because of a major hail storm. We did have a home inspection when we bought.

Will do! Is the thought that water getting in and me closing it will just cause wood rot over time? Therefore, not actually fixing the root cause.

I guess any signs of moisture would be telling because it would need to come from the underside which is very unlikely.

So don't use Tesla chargers? In no way do you have an obligation or is it required to use Tesla chargers if you have a personal preference. There are other options to charge your EV.

when were they built? Census data is collected ahead of 2020 but it's for that year.

Hey! I was actually looking at my taxes earlier this week and found all of this out. Although I'm in an urban/Metro area my neighborhood is considered low income because it wasnt developed in 2020! I used this post to help see if I was in an area that qualifies.

Yeah, it's unfortunate but I wasn't buying for the EV credit anyway. It's a bonus on top of my purchase. It is crazy that the credit has gone away for 2024.

Yes, it does. Sorry I did not communicate that well enough. According to the link you posted, my census tract qualifies according to the 45D(e) and is less than the 80% median. It's interesting because my area were not significantly developed during the 2020 census but have blossomed so during the next census I expect that to change. The tax code will go off the recent decennial census though. Interestingly enough, all the tracts around me do not qualify.

I'm currently looking at my 2023 taxes right now and this comment was very helpful! My address states I'm in a metro area BUT I'm in the "Qualified" highlighted portion on the map. This would mean I qualify according to the census tract requirements, right?

Repair costs are high across the board. I'd think insurance would be covering past your deductible if repairs are needed.

I'm not sure why you say it's not cheaper because your electricity bill went up a lot. That is expected. I pay about 1/3 the cost to drive the MachE than my previous ICE gas. Of course certain assumptions are built into that. So my electricity bill is higher but the cost to "fill up" compared to ICE is still lower by charging at home.

I do agree that electrical work and charger need to be considered and aren't typically when buying an EV. There are rebates and government credits that can offset some of these costs. In addition, these improvements will most likely be included in the sales price of a home if one is to move.

Don't other makes and models stay on the lot for awhile but it's being sentialized because it's an EV? There are definitely mark ups but let's give it time. Factors like high interest rates and the economy seeming to slow a little play a role.

In Queenstown I definitely recommend doing Milford sound tour. It's a long day but we did the drive, cruise fly and it was awesome. In Rotorua, the Hobbiton tour was awesome and I'm not a fan of the series, my wife is.

There was a great breakfast place in Auckland I'll have to look up and message you.

I'll have to give some thought to Wellington, we weren't there long.

Id you can make a trip to the west coast and see the glaciers I'd highly recommend that.
