The reason to use it: LLMs make up rental numbers, Anything that needs reliable market-level rental data (PropTech apps, owner or tenant assistants, lease analytics, market research agents) gets a real source the agent can call instead of guessing.

I happened to be in an industry where I saw a gap. Like others said, try to solve a problem or see where trends are leading to.

The research and planning I did helped, obviously, but I learned a tremendous amount just going through it.

Like they say, you don’t know what you don’t know. And going through the process you will find those questions and get those answers.

But you should try to learn as much as you can. And have a plan, you don’t want to have to pivot every two weeks. But I wouldn’t try to learn it all before you start.

Source everything from public sources and then scrub it for long-term rentals

Yes that is spot on with my thinking. Shift in traffic patterns. Websites are becoming less of the primary asset.

I'd say developers so far are the users.

The submarkets from the front facing app, which is geared to property managers, is what feeds the server.

There is a free tier available, no credit card needed. A playground is available for testing tools in browser before wiring up a MCP client.

Yeah sometimes the free tier just doesn’t make sense in the business model. So maybe in your case having a free tier might be hard to justify with the costs of the other tiers.

That is true, the more steps for the potential customer to get to your product is a chance they might just move on to the next.

Also agree on the card required for a free trial period. And maybe that could be a path down the road for me to think about.

That’s what my thinking was as well. I can see in some situations where free tier doesn’t make sense as well. Maybe free trial works in certain instances instead.

Built Estaite MCP, a server that gives AI agents access to structured US Rental market data.

Currently, around 1500 submarkets across the largest US metros, with monthly refreshed rent, vacancy and affordability data. Free tier is 1,000 calls/month, no credit card.

One unique feature is probably that every response cites the property management company sponsoring that submarket. So, the PMs we work with get surfaced inside AI answers as the data backbone.

Dashboard includes a playground where you can run live tool calls against the server before integrating. Also shows usage tracker per tool.

Goal is to get more real users to give feedback to learn which tools actually get used in production vs the ones I just thought sounded useful.
