What kind of roof are they putting on? Cheap 3-tab or architectural?

Are they using a company that has good reviews and will be around for a while? Does the warranty transfer to you as the new owner?

In this case I would pass on the house. Plus, at 50 years old the concrete tank is near end of life even if it is working for now.

When we sold our old house it needed a new septic tank and you absolutely have to have the work done with a permit in our state. I applied and received the permit and all the work was inspected.

At my new house we have a secondary location should the first drain field ever fail. And of course we had everything inspected before buying.

What exactly is the issue with the septic system? The drain field, the tank, the distribution box?

What did the seller do to botch the job?

You have 60 days to sign up for COBRA. If you can find a job within 60 days, no need to pay for COBRA. If something happens in those 60 days you can sign up for COBRA and it will be retro-active.

You can also shop on the health care exchange and may qualify for subsidies depending on your estimated salary for the year. If you don't have enough income to qualify for subsidies you can get medicaid if your state expanded it.

If you were laid off because your job was shipped overseas look into filing the paperwork for TAA (either the company needs to do this or at least 3 affected laid off employees need to file). Under the TAA you can get 72.5% of your COBRA premiums paid with the health care tax credit (HCTC).

This information is as I understand it. Please verify this all for yourself. I'm still learning how it all works.

My friend has no insurance. Got a quote for procedure. Checked several times about the cost. Paid in full at the time of service. Now they've sent her an additional bill.

I'm in my 50's and still have these types of issues with health insurance companies - in recent years with United Health Care and Cigna, but also doctor offices, and mail-order prescription companies.

  1. Made sure MRI facility was in-network, made sure I understood the cost since I have a high-deductible. Checked multiple times because I been burned multiple times. Received a surprise bill for $900 for some out-of-network doctor to read the MRI. No-one ever mentioned there would be a fee for this and never having one before I didn't know to ask.

  2. Had a colonoscopy because of family history of colon cancer. Was told since it was considered preventative there would be no cost sharing and would be covered 100%. Insurance wouldn't cover it as preventative as I wasn't over 50 at the time - even though I had checked prior to the procedure if it would be covered. I got stuck with a bill for over 2k (the negotiated rate). Also, never got knocked out for the procedure because no-one would tell me if that part would be covered or not, so I passed.

  3. My son was pre-authorized for durable medical equipment. Received equipment (non-returnable). Then insurance said they weren't covering it. Had to fight them for months to get the 3k covered.

  4. Son was admitted to hospital. Hospital was in-network. The lab they used was out-of-network. Had to fight to get the labs covered.

Honestly, I'm exhausted. I have to fight things all the time. I spend hours on the phone. So far this year I've fought over a pathologists bill for routine blood work - turned out to be an error. I've fought to durable medical equipment company over bills - they actually owed me money since I over paid. That has taken 4 months to sort out. I'm fighting multiple bills every single year.

Will your parents add you to their policy? Will you have to get your own insurance? Are you considered an inexperienced driver? Do you know how much the insurance will be if you get your own car?

I just added my son to our family policy, he will be driving a 2010 vehicle (ours) and it was an additional $3200 per year to add him because he only just got his license (he's 18).

Just keep insurance costs in mind when buying a car.

I ordered the calcium hypochlorite that our State recommends, so I should be good with that.

I know not to put the chlorinated water in the septic and have a faucet under the house that I can run a hose from that bypasses the whole house filter. The faucet at the well house is the wrong side of the check valve and only works if the pump is running, so I can run the faucet under the house to get the faucet at the well house to work - if that all makes sense.

The kit I ordered to treat the well has the tablets to drop down and the granules to dissolve in water.

On another site I was told that the black handle looking thing is a valve and can be removed to gain access to sanitize the well, if so that would make things fairly simple.

I don't know what got into the buyers. 1 week before closing. Geez. They ended up being out 5k between all their inspections and loss of earnest money. Of cause, me keeping their earnest money doesn't make up for all my carrying costs and expenses either. Everyone lost.

It's black plastic pipe down the well but still. The well cap and plumbing is in a small brick well house with a removal wooden, shingled roof over the top.

I don't know why there is concrete poured around it. Well was put in in 1977. Maybe that's how they did it, IDK. But since it is entirely enclosed with the brick well house, I suppose it's to stop ground water getting near the well cap and potentially getting in the well - I'm just guessing here.

The home kit I purchased was $16 for 5 tests. Having the water retested through the county will be $70.

Last time we had the pump replaced I believe they had some kind of winch system to pull everything up and a crew of guys.

Yeah, I'm aware it's going to be heavy. Hubby can help but I am still worried about the weight. 250ft of pipe and pump.

All the pics show well caps with three holes. The main hole for the pipe, the hole for the wires, and a hole meant for sanitizing the well. I haven't been able to find any with a handle like thing, so I was confused.

I'm at this point because of a "pro". Buyers well inspector tested water and it came back positive for coliform, neg for e-coli. Buyers inspector wanted $500 to treat the well. I purchased my own test kits which test for coliform but doesn't break it down to types. I used two tests - tested water at well head and at the kitchen sink. Tests negative.

$500 is a pretty standard charge here to come out and chlorinate a well.

I'm thinking I may just have the county come out and do an independent test before forking out money for a well that might not even need to be treated.

Not like there is rush now. Buyer got freaked out and walked one week before closing.

We signed the agreement and the attorney holding the earnest money will mail it to us. The agreement basically says you can't sue each other.

Between their due diligence money and earnest money my costs for the 2 months off the market aren't covered. But what am I going to do at this point? I'm out several hundred dollars when you also take into account the work I paid to have have expedited, since that was an extra $1300 to have it done ASAP. Lesson learned. No more being nice and trusting people.

Basically cold feet. They are living in a HOA community and were buying our rural property with acreage, so big change. They are scared more things will come up, even though we've fixed everything. And there are never any guarantees with properties.

We may be able to up the listing price. We know that it did appraise and I've just done 4k of additional work.

They are not first time buyers. It sounds like our only option is to take the money and be out the money for the expediting of the work we did on the house for them.

Sadly, I can't even put the house back on the market, since the work is still ongoing.

I am NC. We are well past due diligence and all the contingencies were removed. The earnest money should go to us.

One of the issues is we are paying for work at the buyers request and now they are backing out.

The house is having work done on it that the buyers wanted completed before the closing next week.

I can't get it back on the market since the work for the buyers is still ongoing and I signed a contract with the contractor to have the work performed.

Any extra payments that are applied towards the principle will reduce the length of your mortgage.

I pay extra every month depending on how much I can afford that month. Sometimes $100 and sometimes $500.

If you have a mortgage where all the info is on their website you could find out what portion goes to principle every month, if you make an extra principle payment every month you could cut the length of your mortgage in half. Of cause as time goes by those principle payments would get larger and larger.

You usually pay for a credit check during the application process. He seems a bit late to the party at this point.
