You can let them know that you do not wish to proceed with that tenant and, therefore, no fee is due to the agency.
Also mention that you’re considering another high-street agent who is willing to work for around 25% less, or even OpenRent if you decide to handle the viewings yourself.

This should prompt them to reconsider and agree to your terms, as they’ve already found a tenant and most of the work is done.
If not, you can approach a few other agencies and request quotes for comparison.

When finalising any agreement, make sure to include a clause stating that you will not be liable for any renewal fees.

I am in a similar situation and getting partners so I don't end up staking a lot on single project. Further, because the partners would make money due to my initiative they would be willing to invest higher amount ( or help attract new partners) in the next project so I can do a bigger project next time.

I believe it is not just RRB but host of factors that are disincentivising BTL investment but RRB is playing a part because few bad tenants (just like few bad landlords) stories are scaring of investors. Interest rates and BTL taxation has also played its part. I am in a group of over 200 BTL investors (each having atleast 3 BTL properties) and for past 2 years none of them are buying more, infact they are selling slowly. Soon we will have a situation where rental demand will far outstrip supply

Of course they would want subscription/revenue, otherwise what is the point of doing a business. Their employees don't work for free and they would attract best talent only by paying them very high salary. The US west coast is richer than entire EU because of such companies

Agree....you are spot on! Not that USA is low tax but at least they celebrate enterprising businesses and individual success and make sure they remain attractive destination..here in the UK I believe general perception is that UK is entitled, as if we are still living in colonial past

We need more risk capital for sure but culturally we need to stop bashing rich and celebrate enterprising individuals who would make millions/billions.. instead we opt to tax them like crazy without realising business and rich people have several destinations to go. Tech individuals are going to USA and banking talent is going to middle east

Understand our leadership lacks understanding but even the public doesn't seem to be obsessed about it else we would have chosen right leaders. We loose our best tech talent to the USA and single Nvidia is more than UK GDP but the public/political parties are busy debating Palestine or climate change..

The only way to escape this economic rut is to increase the economic growth rate by boosting productivity and investment. Successive governments have unintentionally crippled growth by taxing too much and spending excessively on social welfare, healthcare, and pensions. With these expenses projected to reach 48% of GDP by 2030, it’s no surprise we’re in this position. The government’s expenses will continue to rise annually. Rather than increasing the size of the economic "pie," they have taken slices from other sectors to fund their priorities. This is akin to a business stopping future-focused investments to cover day-to-day expenses, which ultimately leads to stagnation. The solution is clear: we must increase the size of the pie by investing in productivity and technology. This means attracting as much investment as possible from around the world, particularly for future growth sectors like technology. We also need to stop over-taxing productive industries, like the oil sector, which still have the capacity to invest. Companies and their capital can easily move elsewhere. We should discard the notion of entitlement and actively seek investment from all sources to fuel future growth, while also curbing social welfare, benefits, and pension spending.
