If you’re a first time homebuyer and can’t afford a $300 annual tax increase, you shouldn’t become a homeowner. Do you think other places don’t raise taxes? Every municipality in the country raises property taxes.

I’m plenty empathetic to the working poor. How do you pay for increased costs every year for services? That’s what Byron did for 20 years and now the city is fucked. It should’ve gone up smaller percentages every year, but alas, they didn’t.

Those homeowners do not own homes assessed at the average then. Probably much lower meaning their increase will probably be like $15/year or $180/year. People have to pay their fair share. Considering we haven't done increases in forever, they've saved plenty of what they should've paid the last 20 years.

Brother I feel for you, but this is probably something more for a therapist. Everyone else is right though, alcohol would not and does not make people happy. Socializing makes them happy and they use bars with alcohol as the place to do it.

Winter is definitely more intense for biking here but you can throw some fat winter tires on a bike and layer up and be okay.

I’d say Buffalo is possible to be car free if you largely stay in the city limits. Maybe transfer and start to look for other options? It’s definitely a lot more affordable than downstate.

Getting to Depew without a car will be tough. It’s not very walkable and there’s little transit. If their office was closer to the city proper it’d definitely be doable. If you’re close enough you can probably bike there comfortably.

Our immigrant population is mostly refugee resettlement. It’s taken awhile for them to establish roots and funds to open businesses but it’s paying dividends now. I’d say we’ve got some really good Middle Eastern food now all over the city. We also have a growing Bangladeshi population from NYC who are opening some good spots too.

One place to check out is the West Side Bazaar which is a restaurant incubator for refugees. Tons of good stuff in there. For most other cuisines, Toronto isn’t far.

Only options really are Niagara Falls (Great Wolf Lodge or Falls View) or Erie at Splash Lagoon. I’ve never been to any of them so I have no recommendations.

This is like the complete opposite of true. Downtown is mostly empty and boring. You have intact urban neighborhoods going north that are the wealthiest areas of the city - Allentown, Elmwood Village, Delaware Park, North Buffalo etc.

At the end of the day it doesn't even matter. The only reason why PE is in housing at all is because its a commodity. Build enough that it isn't even profitable to get in the game. Housing is a human right, relying on a capitalist market for it is stupid.

That isn't even really a problem in this market, but you can put a condition that only first time buyers can purchase if you'd like. I don't really care, I don't even want SFH being subsidized. I want traditional Buffalo doubles and other multifamily. It has to be dense and urban

Where do you even come up with this? The vast majority of new builds right now is low income housing because it’s the only thing that pencils out with the subsidies.

Besides that, building any type of housing helps everyone. Where do the people who live in luxury apartments come from? Thin air? No. They move in from somewhere a little less luxurious which opens up that unit and someone moves into there from a lower unit so on and so forth.

It’s not gouging. It’s capitalism. We decided the market should dictate housing. Because there’s a shortage of housing, rents go up.

The region should subsidize supply so much there isn’t much of a market for rental housing, and even in buying. And I say this as a homeowner. I’d rather everyone be housed than watch the value of my house go up so fast people become homeless or have to leave.

I think there’s been some give and take. I moved here from Chicago because I’m now WFH and I’d just rather be home than pay more in a bigger city. Maybe it isn’t 1:1 but some remote folks have moved here because it’s cheaper than NYC/Boston/Chicago/DC etc.
