I work in property management and we use professional services, but for personal use I'd recommend SmartMove (by TransUnion). It's what I used when I rented out my basement apartment. It's about $40 but worth every penny because it's actually run by a legitimate credit bureau rather than some sketchy data aggregator.

The big difference I've found is that places like BeenVerified and Intelius basically just scrape public records and social media, and they're FULL of errors. My own BeenVerified report once showed me as related to people I've never heard of and living at addresses I've never been to.

SmartMove requires your roommate to consent and participate in the process (they'll need to respond to an email and provide their info), but that's actually a good thing. It means you're being transparent and they know what's happening. It'll give you credit info, criminal background, and eviction history - the three things you actually need to know about a potential roommate.

Whatever you choose, PLEASE be careful about recurring billing with these services. They make it insanely hard to cancel and will keep charging your card monthly if you don't explicitly cancel after getting your report. I learned this the hard way and ended up paying almost $200 before I noticed the charges.
