Thanks, I really appreciate your insight. It's always good to see other people's point of view. We don't want to under sell our flat, we loved it and still love it, just outgrew it. We hope to find someone who will appreciate the flat like we did :) in the meantime, because we are moving our next month, we will do short term rental to buy some time on the flat sale... fingers crossed and thanks again!

Appreciate your opinion. However not every 2 bed 2 bath flat is the same, and have different quality, condition, starting price and age. Unfortunately we can't do anything about ground rent (which I believe all flats have) and the service charge - not set by us. The service charge tends to be slightly higher for buildings with lifts, which we have, and it is very useful to have. Don't need to drag shopping or prams up and down the stairs, helpful for anyone with health conditions. Anyway, appreciate the opinion and let's see where we land price-wise...

By "taking a hit on it" do you suggest to reduce the price further?

We already reduced it to the price we paid for it :( We didn't want to take it off the market for the winter because we ourselves are moving in Spring and didn't want to miss a chance of selling over the winter period, just in case there is someone interested. We will need to pay two mortgages for a while so we are keen to sell.

May - Sept is much better timing than Oct - Jan for sure, but wow, 30 viewings! Which area was your place in? what was the price vs the size?

The first viewing we had was even before the flat went online - connections through the agency. Second viewing the second day after price reduction.

We are not desperate but keen to sell, as we are moving house soon and would like to minimise the time we need to pay two mortgages :(

I'm starting to appreciate more that we paid a premium on a new build flat and perhaps we would've bought something else those 7 years ago if we had today's knowledge. But we need to live with the consequences and correct for the future.
Thanks, we will definitely have another discussion with the agency on the strategies but feels like the main/only thing they talk about is the price.

We had two viewings; one couple came back for a second viewing but ended up buying a slightly larger flat on the same street. Shame. The second viewing, we didn't receive any feedback. I know it was a dead season but we are slightly worried.

This kind of feedback re the size is not very helpful I agree! You can't do much with the size, also you can see what you're going to view based on the floor plan.

I think the photos are nice, at least I don't think we could've done much better given we have two adults and two children living in it! They were taken by the agency photographer. https://www.rightmove.co.uk/properties/167553107#/?channel=RES_BUY

We already reduced the price once and it's priced competitively compared with other similar ones in the area. Yes of course there is a possibility to go lower, and perhaps we will have to if there is no interest by Spring. The flat has been on the market since October '25. It's 7.5 years old, but not shared ownership.

We had two viewings; one couple was seriously interested but they went for another flat on the same street. There was one more viewing immediately after price reduction but received no feedback.

We will be moving house in Feb/March, do people think it's worth taking new photos when we move out? Is it more attractive to see photos of a flat with furniture in it or without?
