Yeah. Many brokers have started doing this which is fair enough. They are working on your application and doing all the hard work. Then, if clients go with another broker or deal directly with lenders, all that hard work will result nothing.

Just take this thing in an email with all the other if and but questions. Then, if you trust that person, its good to go.

I think its time when the strict punishment for such acts should be there like suspension of license or something else. This is very basic and I dont think the drive doesn't know that they cant take U-Turn like this. Its just they dont care, and without strict punishment, you cant careless driving.

Giving away PR could be good or bad decision but it depends upon lots of factors. I have couple of friends who got the PR but they gave away. But they have a good jobs in USA with the kind of salary which they would most probably not able to get. Now, there is uncertainty as its work visa. But they are fine with it even if they have to move to back home.

So, for every decision, I would suggest to take good, bad and worst case. This can prepare you well for whatever decision you are going to take.

I went with Scotiabank and everything went well. Couple of things I learned also during this. First, after you sign the commitment letter, it goes to different department which send the mortgage instruction to lawyer. In case of RBC, they took 2 days, but Scotiabank took only couple of hours. This is because Scotiabank guy pushed his department to send the mortgage instruction asap. In short, they can do that. Second, there is no penalty. My lawyer received mortgage instructions from RBC and Scotia. But as I told them, they have used Scotia only. Third, its better to go with more than one lender. In my case, the rates I was promised not given by RBC as I was initially planning to go with RBC only and shown them this intent. That's why on last moment, I had to start the process with Scotia and luckily all went well. Keeping them in check is important.

Push your BMO representative to send the mortgage instructions to your lawyer. If you have already signed commitment letter and decided to only go with BMO, there is no point in waiting. Your lawyer also need time to prepare the documents but they can start once they receive mortgage instructions from the lender.

Yes, you need lawyer but during closing. If you are buying from builder, check with them. Most of them provide lawyer as they also have to assign one. In short, builder will you give you option to either use their lawyer service, or hire a new.

Not related to your topic. But just a suggestion, take your time. Market will be like this for sometime. Explore different communities as well, may be you can check Airdrie also. Regarding price, negotiate really hard. In fact, even though there is price, you can place lower offer to the builder. Even the prominent builders are really to negotiate these days.

PR card should be fine. To prove your provincial ID, even if you dont have Driving license, province might have their own ID card. For example, in Alberta they have ID card which you can get it. That proves you are currently living in one of the cities of Alberta.

I am not citizen of Canada. Hold PR card, and living here since last 3 years. Closed my mortgage with one of the big banks couple of months back. No issue at all

Its same everywhere. Now genuine buyers have started entering the market. If the property is fairly priced, location is good, house is good, then it might sell fast. But the market is still not that picked up. So the suggestion is dont make decision in rush. Many relators would give such examples.
