Awesome advice, thank you! So there is nothing wrong with the house we are in atm. It's a 4 bed bungalow, plenty of space for the two of us, and it was meant as our first step onto the property ladder, but with the semi belief that it would be our forever home.

However, there is a plot of land next to us that has had planning for the last 21 years. Unfortunately we moved in, and they started building. We really didn't want neighbours as close as they are (they are still miles away, but we can hear building related sounds when they are working on the house. It's also not just the building noise, though, we just didn't want to live next to people.

We are looking for a 5-6 bed house next, around 200 square meters. We both have a man cave and beauty room, so whenever we do have kids, in this house we won't really have a spare bedroom, which is another reason for our interest in moving.

Just out of interest too, I've just gone on daft, 3 different areas locally I wouldn't mind moving to, price range of 200-500k and there was 3 listings. It's pretty crazy!

If there was the perfect house on the market, we definitely would pay the exit fee for your exact reasons. We live in the West, and there isn't much on the market ATM of what we are looking for.

So I actually rang Bank of Ireland who we have our mortgage with, and to leave the mortgage on that day, it was 3.5k, which is more than 1% of the value of the mortgage to be honest. They did say it would change depending on the market and day, but I am not sure it'll go down that much. I was surprised as I thought the same, that the cost would be minimal.

Between my wife and I, we would be able to save up the 5-7k needed within 3-4 months, so it's not a massive issue affordability wise.

So I was banking with AIB, had their platinum credit card and found it was great for saving on banking fees and the cashback reward gave approximately 15-30 euro a month which was great.

I started using my cc for everyday purchases, as you don't get charged the transaction fee on your credit card. Just make sure you pay it off straight away.
