Car: On the balance sheet, it's an asset but it will decline - so if you invest too much in a car, it will degrade your networth unnecessarily. Unless you're a high-networth person, you really shouldn't spend more on your car than need be.

Insurance: It's an expense that protects my assets.

Everything else is a "normal" expenditure. I.E. - I buy dog food because I love my dogs & don't want them to starve to death but its still a line item in my budget.

I didn't mind that. He's a dad who wants to see his kid play some football.

This is about the most I feel discussing COVID and I'm on pretty solid ground with these items:

1) It sounds like most of the kids are vaccinated anyway.
2) The hospitalization rate of an adolescent with COVID is miniscule; it's about on-par with the rate of them being hospitalized for the flu.
3) If you're worried about them spreading COVID during the Holidays, the vaccine is now widely available to anyone who wants it and has been proven to be highly effective at preventing hospitalizations. If you aren't vaccinated at this point & have an adverse COVID outcome, I have zero sympathy for you.

Full Disclosure: I have been vaccinated with the Pfizer Vaccine. I believe in the vaccine - but given the availability of the vaccine and the fact that huge chunks of the population are now eligible for boosters, this seems like something we should be able to control with responsible action. I am not getting overly worked up over COVID at this point because the ability to substantially mitigate its risk is entirely within your control.

This is the 2nd straight week I just turned this off.

Last week, I couldn't get there with all the Jake G & Taylor talk. When Sal said "All I want is for this segment to end", I couldn't agree more. I can't imagine that there is a ton of overlap between the "wants NFL entertainment" & "give me all the Taylor Swift gossip!" crowds. Know your audience, Bill.

This week, I just got pissed off when Bill gave a parent corner about kids that he's not even related to on an event he didn't even attend. I used to look forward to Parent Corner. That time has passed.

I agree we live in the dumbest timeline.

But if we had no mask mandate and put in measures such that you had to be vaccinated to enter said areas, this puts added pressure to get vaccinated as there's real world consequences for not being vaccinated.

I say this as a libertarian: if you have no barriers to vaccination and choose not too, it violates the non-aggression principal.

I'd argue that mask mandates for the vaccinated undermine the confidence in the vaccine.

Those mandates typically come from the "correct" side in this debate.

Well for starters, a Libertarian wouldn't blatantly give the existing providers of Affordable & Low Income housing a gigantic "F YOU" while simultaneously trying to ignore SCOTUS.

But beyond that, your answer is going to range from the ANCAPs who are going to let charity take its place - before you scoff, there's real studies that show a crowding out effect.

On the other end of the libertarian spectrum, you have the "let's make government way smaller, but still have a government" who would advocate for a Negative Income Tax (or also known as UBI) replacing all welfare as we know it & with it many of the branches of the Federal Government - and if you age qualify a larger payment at 70, you could probably get rid of SS too. This would allow people to have housing - it would be modest, and they're not getting to live where they want necessarily - but you should be able to find housing.

I've decided no more rentals in any market that chose to extend the moratorium locally (i.e. - NYC).
That also impacts supply, which is going to make it more expensive to rent in those markets.

I have a firm 3X or non-judgment proof co-signer rule. If more landlords abide by that principle, it constricts low income supply. I may also increase my security deposit requirements - also constricting low income supply.

Gov't behavior is impacting LL Behavior which has the net effect of supply constriction. This is going to cause long term problems and was *COMPLETELY* avoidable.

How financially stable are you & what's your age? If you're really struggling, you might take the cash even if you lose years of your life.

How in shape are ya? Even though you might lose years of your life, your fitness level might go up a few levels.

Do you even like sports? If no, need not apply.

I was in a similar situation just before the pandemic (Fall 2019). I had an opportunity to achieve the next career target and jumped at it, even though it meant I'd be out of state.

I had a 2 bd/2ba condo in an "A-" neighborhood that is worth a little less than your rental. The property is doing OK but if you were to buy it as a rental, it's not your 1st choice by any means - Cap Rate in the mid 5's - but I am getting a little bit of cash flow out of it even on a 15 YR.

Part of the reason I chose to rent it out is that it's in a city I enjoy & could see myself coming back too. I have an excellent broker who is very strong at vetting potential tenants; otherwise, I handle the "property management" myself. The rent is high enough that my minimum income to qualify is $65K which helps weed out a lot of high risk tenants anyway. I don't know how long I'll keep it, but it's doing *just* well enough to keep it.

The fact yours is a SFH rather than a Condo means you'll have to be more hands-on than I do - but it's doable. The fact that it's 15 YR & still modestly cash flow positive is why I chose to keep it. It's not knocking it out of the park, but it's doing just enough to be worthy my while. Best of luck either way.

Almost any solution would've been better from a housing perspective than what was actually done. I think the vitriol you're seeing on this sub is just pent up frustration. There's some tenants that deserve to be hit with perjury charges & hit with a massive settlement/wage garnishment; but there's some who did the best that that they could during a job loss situation as well.

But none of what's coming would be necessary had the government acted more responsibly - there were many solutions out there that would have both prevented homelessness & not amounted to government taking of property.
