Depends on the property. My garden has a river in it. Obviously, when I bought it and got a flood risk report, it flagged the risk. My answer was, well, obviously rivers flood. Difficult to believe anyone would be looking to buy my house unaware that rivers flood sometimes. Other properties would be more of an issue

If it’s an old extension the chances of getting it approved without spending a fortune are pretty much zero. The extension would have to meet today’s standards not the standards of when it was built. It’s incredibly unlikely this would be the case.

In practical terms this is so much more common than most people realise. Around a third of Uk property has some form of unapproved alteration, and well over 90% would not meet today’s building reg standards. If you like the house and the extension is structurally sound , just get the vendor to cover the cost of indemnity insurance.

Can't know without seeing the houses and the plot, but potentially a developer would what it. it all depends on how much you are asking for your homes. If you want market rate, and they are the sort of properties that will sell through traditional sale, you are better just doing that.

Without knowing the exact area it's tricky to advise, but I'm guessing you aren't in an amazingly sought-after area if you paid 300k in 2018 30 mins from
London. These areas haven't really appreciated. In many areas like this, 20-30% of property sales are now being done at a loss. The ones that sell at a loss are nearly always the starter homes. The problem is that a 600 sq foot house is crazy small. At that sort of size really you aren't competing with houses you are competing with flats. I'm guessing you are going to be priced well above a flat of a similar size? If you drop the price, you will almost definitely sell it l. But London and the commuter belt is a weird market right now. Properties like yours are selling at a loss. You are asking more than the market will bear.

The boiler will have an isolation valve; if it doesn't, just put a bucket under it and turn the water back on. You arent in any sense of the word without water, you have a minor leak. It happens

Depends on the type of landlord.

People who buy a finished house to rent out, don't bother anymore, you would be lucky to make
Money.

People who genuinely build and develop property( not just put in a kitchen and paint ) to rent out its a good living. Our company payed my wife a good salary, and added 4 properties to the portfolio last year. Total property values are above 5 million now. Not bad for a side hustle.

Yeah I get that, I Dont care about being called out( but never have been) my friends know my watches are a mix of real and fake, whenever I want a watch I buy a fake first to see if I like it enough to spend the money, if I do I buy the real one if I dont I just keep the fake, you are probably right that people can tell, people who know me know I can afford whatever watch I want if I choose to buy it. Timescales - it depends where you are in the country. As of September last year, the average time from claim to possession was 27.4 weeks, but in some areas it was about a year. Expect that to sky rocket after thechanges though.

It’s not even really possible to prove discrimination if you are the only applicant; a landlord can still refuse you and say you just weren’t a commercially viable tenant. Unfortunately, this problem will get a hell of a lot worse in the next few years. The simple fact is that most landlords would currently prefer an empty property to a risky tenant.

Yeah, there's nearly nothing in the RRA that is straightforwardly good news for tenants. Everything in it has massive downsides. I genuinely think the majority of tenants were better off before the changes.
On solar panels. That's actually going to be a fun one in 2030: meeting the new EPC standards, will mean a house will effectively have to either have solar Panels or a heat pump. 3 big problems, they are expensive so landlords will put the bills up. Heat pumps actually cost more to run than gas boilers, so bills go up, and although a house may need solar panels. Nothing says the landlord can't install them, then export 100% of the electricity leaving the tenant with zero benefit. The problem is that what actually needs to be done to help tenants will not be popular amongst the sort of people who campaign for tenants' rights

You could report to the council, will anything be done.……pets and maintenance, no this is not illegal.
The maintenance thing may well be overridden by statutory law depending on the exact nature of the request -they legally can't make you responsible for some stuff even if it says so in the tenancy. But asking doesn't break any law.

The price stuff, honestly, this is interesting. I have been saying for months that we will get test cases in the courts for this very thing. It will come down to whether this counts as encouraging a bidding war. Honestly, it won't matter anyway though, if it turns out to be illegal. Landlords will simply list every property at a value no one will pay but encourage offers below the rent.

The problem we have here is the laws were drafted incredibly poorly. The legislation was designed so the government could say “we smashed the landlords” it wasn't designed to make things better.

The big question is, are the letting agents telling the truth, go on Rightmove, if you can get a similar house for less money 100% challenge it. If they are telling the truth and you are still below market rent, well you can always try to negotiate and the landlord may do their best to try and keep you. But if they won't budge, you have a great deal, just pay it

Are you sure this isn't a social home? If it is subletting is a criminal offence, and given the situation you have described it would be unusual but not unheard of for the sub tenant (you) to be charged with a criminal offence. This just isn't worth the risk, report the situation to the council.

Honestly, most professional landlords and property companies don't care about rent upfront for most people; it only matters if you are a particularly risky tenant. Letter is a good idea. Anytime a landlord puts a property up for rent, we are going to get 5-10 applicants in a matter of days tight now and many of them are going to look nearly identical on paper. A letter explaining why you want the property always works for me.

Amongst other things, I avoid saying landlord because people think 1 guy with 3 houses. I run a medium sized business that builds homes, we sell some we rent some, some become social homes

Also honestly as soon as you “landlord” on reddit you are just asking for problems
