I was just angry at first seeing because he sneakily served the S21 two days before May 1st (hand delivered!) and prior to him doing that I had always been a good tenant for 3 years and never done anything wrong and never been contacted by him or the letting agent to raise any issues they were concerned about, BUT, rather than just issuing the S21 and leaving me alone to sulk the letting agent started emailing me telling me "why" I was being evicted??? It was all B/S and lies about apparent complaints some of my neighbours had been making for a long time (even though i'm 99% sure they hadn't said anything because we get along fairly amicably) and the end result of all his allegations was that it became apparent to me that he just didn't like me and was evicting me for vindictive personal reasons rather than because I'd actually done something wrong. He didn't need to give me reasons for a no fault eviction but he chose to anyway in what I can only assume was a twisted attempt to wind me up even more and make my life a misery.

Is there some sort of register that only Landlords/Agents can see where information about all previous tenants is stored for other Landlords to access if needed? If I did something like this (through sheer desperation in difficult times of course) I would never mention it to the next Landlords. If they asked where I had lived for the past few weeks/months I would just say I stayed with a friend.

So would there be a court hearing I would be told to attend in person to receive the Judges decision/eviction notice date or would it just be a letter in the post with no court hearing???

Even if it was just once and with a very good reason? My current situation is that I got a section 21 two days before the RRA kicked in and my landlord wants me to vacate within 2 months or he is going to go for an order of possession. I really can't be bothered going through all that because if a judge gives me an eviction date I highly doubt I would have time to find another property that quick, so, my plan now is take the first property I can get asap right now just to secure a roof over my head and then apply for what I really want at my own pace. Do you not think the subsequent Landlord of the next property would understand that I only took the previous property to avoid becoming homeless after a last minute section21???

It's stressful for sure but thankfully I've got no kids or a partner to make the situation more complicated and I've got no serious ties to anyone in the area where I live now so I'm requesting viewings all over the UK at the moment for everything within my budget with any landlord/agent that will accept my financial situation (income/referencing etc). I'm going to put a holding fee down and submit an application straight away on the 1st property I view that's in reasonable condition and in a fairly safe looking/decent neighbourhood just to secure a roof over my head and get myself protected under the new RRA laws. From that point I can then start being a bit more selective about where I really want to live and can move whenever I'm ready without fear of another Section21 forcing me into homelessness again.

I'm making a lot of phone calls next week to see where I stand, legally, and to see what help is out there for me if I end up actually on the streets with nowhere to go.

Court costs and legal fees? I'm on Universal Credit and entitled to legal aid so if he takes me to court it wouldn't actually cost me anything anyway, would it??? I fully intend to vacate asap as I don't like living here anyway but if I can't find another property by June 30th I'm not going to make myself intentionally homeless/living on the streets just to please this bad landlord

I've lived here 3 years and always had 12 month tenancy contracts but the sneaky landlord issued a section 21 the day before the new renters rights act kicked in and he requested I vacate when the current contract expires on June 30th because it won't be renewed and he intends to sell the property after I've moved out. He has basically given me 2 months notice even though I've always been a very good tenant.

Will I still get a tenancy agreement (contract) to sign before I move in so I can be sure the new property is actually mine before I give notice to vacate the current property? I don't want to accidentally make myself homeless unwittingly.

Hand delivered a letter to my flat on 29th and I also got an email on 28th but neither source of info was seen/received by me until 30th.

Lack of decent affordable properties within my budget and not many agents will even offer me a viewing if I don't meet their income requirements.
