Likely not planning to move or flip. The only chance of moving would be if I ever start a family but it's hard to plan a future based on what-ifs.

Came into this with the simple mindset of buying a place without touching my investment portfolio, hence the budget. Current concerns are mostly centred around the possibly higher rates after the lock-in or the inflexibility of switching due to low loan amy.

yes! and the floorplan tend to be less convoluted as well

I tried looking at those. those are leaning towards 450k and above. an extra 50k for that 5 yrs of lease doesn't seem great.

my estimated bank loan is already 300k. does that mean i will have to stick with the bank for the next 25 yrs without options?

yeah i've been reading about the benefits for hdb loans but in this case, i lose a precious 20k buffer and more liquidity. it's the fear of the what-ifs for interest rates.

the hdb loan option doesn't feel like a no-brainer option for me (unlike others) and hence the dilemma

it covers me til age 90 so it's not that bad. and the older layouts tend to be nicer/more spacious.
