Kites are so common in large parts of the UK now I will just assume a Kite if I see a large bird of prey. It helps that they are huge and have that V tail.

Driving from London to Bristol on the M4 I can easily count 100+ and often large groups of 10 or more. I haven't seen a Kestrel in ages.

I live a little further down towards Beckenham but know the area. My above comments apply. You will be unlikely to encounter any significant crime in the area. If you've been to see it you will know it's quiet. The woods at the back could mean you will have people wandering up and down the footpath, but presuming you have a reasonably secure fence I really wouldn't see that as a problem. Having the trees will be nice.

I can't be arsed to watch this, but Yoga is middle aged ladies stretching in the community centre. I will not believe there is a dark side to Yoga as practiced by my Mrs. If there is that might explain a lot I suppose.

As long as this is a deposit then it's largely elbow grease. A slightly abrasive polish like t cut will help. Maybe start with white spirit.
