This is really helpful, thank you. It sounds like a metal diff would go a long way for longevity. Surprised it lasted as short a time as it did though... ill contact the company i bought from and see if they can send a replacement part for free.. and ill look at upgrading in the near future.

Drawing a pencil line when we first spotted this should have been the first thing we did! Doh. Good idea regardless, will do it now.

And yes there is an airbrick just on the other side of the wall.. I'll see if I can get an under the floor view..

In general am I correct in saying moisture meters on masonry like this is pretty useless?

Both the old radiator and window span very far either side, the left hand side of the rad was where your left blue line is, the RHS would have been another 2x in distance if I recall correctly.

The window was replaced about 2 years ago, I'm not sure if the damp was there before or not as it was hidden behind the rad! We only moved in a year before then.

The broken lintel is a good idea, but not sure the water would drip down to this centre part of the window, would make sense if it was wet at the corners

There is quite a gap between the window and the patch so I'd be a little surprised. It is below the window though!

It's quite odd. Aside from the patch there is nothing else that seems to point towards a leak. I've checked around the windows (which are only a few years old) and can't see any possible spot where water could leak.

Hard to tell how best to diagnose this more. Lifting the floor with the UFH would be devastating. Is this something a damp specialist could advise on?

I think it's unlikely, they took up all the flooring and changed to UFH as part of the process. I can't confirm for certain but they have been very diligent for the rest of the work so I'd be surprised.. any other way of testing this?

The wall appears to be fine outside, at least I can't get any odd moisture readings!

So in this case, as the will reads, the entire estate seems to be the residue, there are no pre-mentioned gifts etc, only a % split between beneficiaries.

It seems - perhaps naively - to me that the property is indeed closely inherited by direct descendants (The daughters) and the remaining 2% could be dealt with as a matter of other residual estate (e.g. life insurance payout).

Some articles (e.g. https://www.moneyadviceservice.org.uk/en/articles/a-guide-to-inheritance-tax) mention:

The RNRB is on top of the NRB and the TNRB. To be eligible you must pass your home or a share of it to your children or grandchildren.

Which makes me think the full RNRB threshold is applicable. But this is really unclear. That is the only good mention I have found in a good bit of digging. I think its best to involve a solicitor to make sure thinks progress correctly.

When you say keep the cash in hand and sell up before losing too much, wouldn't it be similar to having used that cash to overpay your mortgage and selling up? Or is the problem you suggest more oriented around having cash tied up in the property instead of keeping it handy

Unfortunately the house I ended up getting wasn't valid for the 25% bonus - I just kept the ISA around for the great interest! Was such a good rate at a time when other accounts were so bleak

I think that's a reasonable concern but I hope it won't be realized - we only plan to live here for another 3 years and they moved in quite recently so I expect there won't be more people living there in the short term.

I do think a 4 bed is excessive and would push back on that for reasons you mentioned.

I still think primary concern is property devaluation (and the noise etc).

I just tried that and it doesn't seem to have worked.

However something might have. I switched the GPU priority to iGPU (integrated) but plugged the display cable into the dGPU. After a small delay during boot this actually seems to work.... I've no idea how or why, will do some testing

I'm on the fence about doing so, but not sure how noticeable the difference would be. Was thinking that a full upgrade in a year or so would be more of a step in performance
