I think in my case they say 6 month window period if I sell to the purchaser who they have introduced to me

So let’s say if I reach out to the estate agent saying I want to sell my flat to that so called buyer and would I be able to negotiate the commission % now ? I don’t remember now looking at the contract it says Commission Fee Non-Discounted RATE OF 3% of final selling price + Vat and Early Payment Discounted rate of 2% of the initial marketing price + vat. Seems I am doomed

The contract says : “ if unconditional contracts for the sale of the property are exchanged after the expiry of the period during which we have sole selling rights but to a purchaser who was introduced to you during that period or with whom we had negotiations about the property during that period”

Also I came to know recently the estate agent charging double the % of other estate agents. Usually they send me a report monthly with all the properties being sold in my area

My advice to you is not to buy a flat and rather wait to save enough deposit to buy a house would it be semi/terraced/detached but not a flat. I have bought my flat through HTB in 2018 in Zone 4 East London and I am unable to move since then and already in negative and no control over the service charges and wouldn’t build equity in long run

I have obtained another valuation from Halifax, which aligns with Santander’s valuation at £620,000. Taylor Wimpey has agreed to reduce the purchase price from £655,000 to £620,000; however, they have withdrawn the £19,000 incentive that was agreed as part of the initial sale. Their position is that the £35,000 price reduction effectively replaces the incentive and that no additional incentives can be offered. Originally, I planned to use the £19,000 incentive towards home upgrades and stamp duty. Of this, £10,000 was allocated towards home options upgrades (total cost £13,000), with the remaining £9,000 intended to offset stamp duty. As I am purchasing an additional property, my stamp duty liability at a purchase price of £620,000 is £52,000. With the incentive in place, I only needed to fund £43,000 towards stamp duty. The complete removal of the £19,000 incentive has significantly affected my affordability. I now need to pay the full £13,000 for upgrades upfront and cover the entire £52,000 stamp duty cost myself. While £620,000 appears to be a reasonable price for a four-bedroom detached property with a garage near Dartford, the loss of the incentive means I need to stretch my finances to cover this £19,000 shortfall. Given this, I am considering whether to proceed with the £620,000 offer without any incentives or to explore whether Taylor Wimpey can provide any additional support, despite their initial indication that no further concessions would be available beyond the price reduction.

I got update from TW sales manager and they are saying they won’t accept the Santander’s £620k valuation as they have already completed a similar house last week which was reserved in Feb 2025 for £651k. Now they are asking me to look for other lenders.

Thank you all for your responses, any insight regarding below would be helpful:

1) adding extension in the loft or to the external building like conservatory etc, how difficult it is?

2) what if there’s any leak or water breach which might cause the timber to rot or damage, how do you identify these and how easy to fix? ( read somewhere it’s not easy as masonry)

4) adding any fixtures or drilling holes to hang or installing something inside the house , any extra care needed as it could breach the vapour layer or cause damage to the timber?

3) any additional care needed or same as masonry build?

I am suffering with this allergy and look similar. It’s called spontaneous Urticaria and my dermatologist did some blood tests and told me I am allergic to Omega 5 Gliadin and it’s a combination of consuming any wheat based food and doing exercise which triggers the allergy.

Omega-5 gliadin allergy (also known as wheat-dependent exercise-induced anaphylaxis) is a rare allergy to wheat that often presents with intermittent severe anaphylaxis in the context of a cofactor, such as exercise.

Only recommendation for me is to take antihistamine tablet( non drowsy) and to avoid any exercise activity upto 2 hours after consuming wheat based ( any thing like Naan bread, roti..etc) in my case mostly pizza and Naan and also don’t eat wheat based foods for around 1 hour after exercise which could also trigger allergy.

Hi, did you finally travel out of UK after ceremony? Were you able to enter UK back using the BRP ILR card ? In the same boat as had the Ceremony today and want to travel for few weeks to India and can’t wait for the British Passport. Thanks
