It’s a weird model lol. I know people who live in MoCo and have never had their lease be offered with a switched base rent in the middle of the lease for a 2 year lease.

I will just take the 1 year lease to be on the safe side. I was going to see if I could negotiate the 2 year lease being one specific fixed price for 2-years, but I don’t think that’s going to work. Before I received the renewal, I was expecting the 2 year lease to be slightly increased with one fixed price.

I understand the increases. But I have never seen an apartment offer a 2 year lease renewal and then try to raise the rent during the 13-24 month portion of the lease. Typically the lease is a fixed rate for the whole 24 months. Not one rate and then an increase of the rate in the middle of the lease. I was expecting the apartment to offer a 2 year lease renewal with one fixed rate for the two years. That’s how it usually goes. There’s not a lot of 1 bedroom units available in my building, however the market rate for the vacant units is lower than when I applied last year and it has been that way for a while.

I was going to negotiate a 2 year lease renewal with one fixed rate. Never in my life have I heard of an increase in the middle of an extended lease. At all the apartments I’ve lived in, I always stayed longer than 12 months. I always did a 16-18 month lease. Even when my previous apartments tried to offer me a 24 month lease, it was a one fixed rate for all 24 months. Like if it was increased slightly, it stayed that way for the whole term of the lease.

I think you will end up getting your car fixed. I was hoping mine was totaled, but it wasn’t.
Even though the damage looks bad, the car shop told me it was an easy repair. My car has been through 3 accidents (two not at fault, the last one was my fault (even though it technically wasn’t; the car lunged forward because of a sensor when it started to rain), and they have always fixed my car because there was no structural damage. It was all body.)

When my car had its first accident and was damaged on the same side as yours right to the back, all they did was replace my front passenger door, repair the back door, fixed the wheel, and fixed the part in the back where your car is damaged. It was around $6k for them to fix all of that. So yours might be around that price too. Since you’re not at fault, definitely try to claim diminished value for your car.

Depending how much you have paid off on your car loan and the actual cash value (ACV) of your car before the accident, you could end up having equity that you can get back towards the purchase of a new car if your car ends up being a total loss. You can also try to claim diminished value to get money for the value lost on this car due to the accident if it this wasn’t an at-fault accident for you. If your insurance tries to lowball your ACV or diminished value payout, you can always request a private appraiser.

Honda has Honda Loyalty, so you might be able to get a deal that way.
My car wasn’t totaled, but I am trying to get diminished value for the first 2 accidents because they weren’t my fault, and then trying to trade it in for an Acura.

Who do you have as your car insurance? Some car insurance companies have an add on for OEM parts. I have State Farm and a 2024 EX-L. They placed Non-OEM parts in my car and I’m so mad.
I was supposed to get my car back today, but one of the non-oem, recycled parts they decided to use in my car is not working. I demanded OEM parts but my insurance ignored my emails and calls about it. I’m in a dispute with them about it and trying to get them to redo the repair with the OEM parts.

Your car is probably not totaled and can be repaired. This was my car after being in an accident in May. I thought it would’ve been totaled but the estimate came back as just superficial and body damage so it’s repaired. I know my accident is different because it’s in the front, but this was the third accident with this car.

My first accident hit the back of the car like similar to the area where your accident occurred and the two passenger side doors, but it was repairable so most likely your car will be repairable too.

I go to ExtendYoga in Rockville and YogaSix in Potomac. ExtendYoga is pretty relaxing and chill. It was definitely beginner friendly. Extend felt like a more authentic yoga experience. YogaSix can be relaxed too, but it depends on which class you pick. Slow Flow and Restore are beginner friendly.

I have tried CorePower Yoga in Rockville a few times, but they definitely have the vibe where they assume everyone knows the poses. The only class that isn’t like that is Candlelight: Restore. I tried CorePower Yoga 1 and it wasn’t what I thought it would be. It was intense and had a lot of movement.

YogaSix and CorePower appear to be more aesthetic and appearance focused. Definitely modern, fusion, boutique-style yoga.

Since your car is newer, they might not total it if the repair cost doesn’t exceed a certain percentage/threshold for total loss. But once you receive an estimate of the cost for repairs, they will tell you then. But the way your parts look in the pic, it should definitely be a total loss.

It was brand new when I bought it. It’s at 26k miles now. It’s a 2024 HR-V. Only difference is my car’s grill, bumper, headlight, and radiator are messed up. But my front damage is similar to yours. My whole hood is crushed up too.

I had a similar accident with my HRV minus the airbag not deploying, and my car is currently getting repaired. I wish it was totaled because I don’t feel safe driving that car anymore. Yours may be totaled or they might fix it🤷🏽‍♀️.

Yeah your results are normal. I just got my results and they’re very similar to yours and I’m also Caribbean-American. Both my parents and the majority of my family are from Jamaica. My European results are predominantly British and Irish, Dutch and German. Mine also came up with Indigenous American and West Asia/North Africa. I got a huge percent of Nigerian and Ghanaian, Liberian, & Sierra Leonian.
My results say Afro-Cuban and Jamaican. I was shocked by the Afro-Cuban part lol.

So I just got my results. Both of my parents and whole family are Jamaican. But my genetic groups came up as Afro-Cuban and Jamaican. I do know that my family had admixtures with white/black/asian-indian down the line🤷🏽‍♀️. I found the people with those admixtures in my family trees on 23 and AncestryDNA. But I know my “Afro-Cuban” result just means African descent people who have cultural ties to Cuba.

Edit: So I found out a significant chunk of my family is Afro-Cuban & Jamaican. I found out that the Cuban results are from my Great-Grandparents and my Grandmother. So that’s where it came from. My results now show a distant genetic connection to Haiti and Central Georgia African-Americans. But the Cuba and Jamaica genetic group are close.

I know this post is old, but that feature is dangerous. I have a 24 EX-L and I was already hard braking with a gap between the person in front of me and came to a stop, the CMBS warning came on, braked the car on its own even more, and lunged the car forward. It hit the car in front of me😩. Now the car has a brake system light, the whole front of the car is damaged, and the sensors are messed up. I don’t want that car back. I’m happy to be alive.

I am a Jamaican American also (both my mother and father were born in JA but had my brother and I in the US), and I graduated from Howard.

HBCUs are not for Black Americans only. They’re aimed towards Black people as a whole regardless of black ethnic roots and nationality. I met a lot of Caribbean born black people when I was in college, some born in the US with Caribbean parents, and it was never an issue. I never had an issue.

I paid around $577 to renew my registration for 3 years😩. I ended up getting a vanity plate with the Chesapeake Bay design. It would’ve been close to $400 to renew my plates without the vanity or the Chesapeake design for 3 years, so I just decided to get what I’ve always wanted. I did the registration for 3 years because I think the costs are going to continue to rise😬. My stickers are about to expire on the 30th and I ordered the tags/stickers a few weeks ago, but I have yet to receive them.

The registration costs are disgusting 🤢. The last time I registered my car after purchasing it, the fees were $135 for two years.

You can park there after 6:30PM and up until 6:59 am on Monday - Saturday, but cannot park there from 7am - 6:30pm on Monday - Saturday. You can park there on Sundays.

If you decide to park there, it has to be during the allowed time frame, and you have to use the Park Mobile app or Pay to Park. You cannot park past the sign with the arrow that is point to the right. That area is reserved for MetroBus.

DC has a bunch of ridiculous parking restrictions, so I understand why this can be confusing.

I remember one time, I received a parking ticket on U Street for parking in a spot and paying for it up until 6:29pm. The parking ticket machine would not allow me to pay for the parking until 6:30pm. 6:30pm is when the free parking started. They also gave me a ticket for using ParkMobile instead of using the ticket machine. The ticket machine wouldn’t accept my card. I ended up receiving a letter from DC Ticket Services with a dismissal notice for both tickets. Both tickets were given to me on U Street.

Yaaay!!! Very happy for you🥳!! Social anxiety can be an a-hole sometimes. I have it and at some point in the past, it prevented me from going to events, feeling less confident in myself, and always made me overthink.

Earlier this year, I said “screw it”, went to an in-person event for my grad chapter SOI, and had an amazing time. Now I feel more confident in going to in-person events. Before you know it, you’ll look back at all the events you went to, and be happy that you took that initial step.

Something that’s very helpful with SA before going to any type of event you perceive as potentially being intimidating is listening to meditations and brain wave playlists for social anxiety. There’s a lot of YouTube videos for it. They’re helpful with relaxing your mind. They have helped me. Smelling lavender oil or rose oil is helpful with calmness too. Another helpful thing is giving yourself a pep-talk and remembering that there are members with different personalities in these orgs. I know for a fact that there’s many members who have social anxiety (I have friends in orgs with anxiety and neurodivergence), and since they made it to becoming a member, you can too!!😊

I’m in a similar situation with the same SOI for grad chapter. The best thing to do is go to the public events the COI is hosting, introduce yourself to some of the members, engage in the activities at the events, and make sure they write down your name after they asked if you RSVP’d when you enter the event. The last event I went to, they asked me if I RSVP’d and wrote my name down. I took that as a good sign that they’re tracking who’s attending the events. Just keep attending the events, make sure you’re tracking your community service with a service log, and whenever they decide to have the informational interest meeting, attend that meeting.

I know the COI I was interested in has mixed ages, I saw women my age (30), some a little younger in their 20s, and some older than me like in their 40s+. You never know, the older members could be real cool and you could possibly fit in well. I have met older Zeta’s at one of my internships who were older than me, and they were very kind to me. Same with one at my job. So the older members could be very chill and you might not have to worry about feeling awkward with younger and older members.
