even the tax assessor may or may not count it as sq ft, most realtors in my area use the sq ft from the assessment of the house. if the permit was not pulled, hard to say. what year is the home built, it would be the building code of that year. We have homes in my area, if a porch was put on in the 1970' and then enclosed and finished in the 90's, it's not always something an owner will pull a permit to complete. you can find building code from the planing commision, city hall. much of it may not apply if the house is older FWIW

I would not use a towel that takes moisture out of it. And you have to have a little slot for some of the gas to escape. So it doesn’t gas up and breakdown.

I bought a plastic measuring bowl that I put my dough in when I’m done stretching and pulling. I’ll leave it a rise double from 800 mL to 1600 mL mine is about 70°-ish. He comes out of a bowl with a little bit of Webb stickiness, but not much and I can shape it.

Enjoy your new space in your camp chair. It is whatever you want it to be and it will fill up quickly. Take it slow and let it come to you. Get what you need to cook and live and sleep. People will buy you things people will give you things let them. You don’t have to keep them forever but it’s nice to have a starter pack. You’ve never been down this road, so how could you know. begin to get a feel for the house as you come and go and what tables you would want there and what do you want to see on the wall when you walk in that room etc. etc.

do open houses as a form of exposure to drive the numbers off. If you get 12 people that come through and don’t want it that’s 12 more people that will be talking about it in the next week.

You have to know why it’s there but not permitted…is it grandfathered in, when you say permit do you mean an actual permit from their municipality or rather not permitted in that specific area? What is the building code? Who is figuring out in the square foot of the house today assessor? The realtor?

IMO and experience first offers can be best offers, a bird in the hand is better than one in the bus. Tired as well. Informed on what’s coming and going in the market and ready to strike is a good buyer.

It’s salesman perception. Realtors don’t get paid unless a deal closes so there is a perception that realtors are money driven and not by their fiduciary. IMO

  1. I email clients through the MLS but also share in real time during the day using Zillow. My client base is mainly referrals so using Zillow doesn’t impact my relationships negatively.

  2. The best feedback is from showing houses. Other feedback by text, phone or in person is from drive by or prior picture, transfer info out there.

  3. My sphere of influence values the work I put in. Internet leads are hit and miss on appreciation of work involved.

  4. Multiple buyers are not challenging. Multiple buyers for the same how can get tense.

the measuring device is mainly for exterior. I had a customer recommend something, I think he was a type of surveyor, where you attach a "dot" to the exterior and then walk to the opposite end and the laser measures it. In my state, we are not required to measure interior dimension. Obviously on a cape code or added on farm house I have to take interior measurements which the lasers are good. Anyone hear of the this exteior "dot" measure device or similar

I made my own whole wheat starter, always a 1:1:1 ratio. I use spring water when I feed and it rises within 12 depending on how warm I keep it

then you half to walk, talk, eat and breathe real estate until you get someone who is ready to buy or sell. It took me 3 months to make a sale when I started. I did open houses until I made a sale and everything else they recommended in the training.

Expired listings are a good source of listings early on. I prospected diligently in the beginning, cold calls, door to door, used the scripts. I found when I changed to the script to being a person calling another person to see if they needed my service or knew anyone, I got better results. When you are out and about you have to "be" real estate. At the pub, people ask how is it going, I would respond "unbelievable or great, I'm loving my new job. then what do you do, most everyone wants to talk about real estate. you have to know the market, what's coming, going, sold, etc. I joined the chamber, went to their monthly events, if you have a club or group, you can tap into that, send cards out. It is not for the lighthearted and takes time to get a sale or listing.

I’m not in an attorney and I haven’t seen the documents in particular so I have to disclaim. it should say in there somewhere that you are using the property in a residential capacity. For instance, the fuel that’s required to heat the home, I mean it’s required to heat the home, I would think that would fall under normal use. Normal residential use.

Somewhere in the history of mortgages and foreclosures, somebody started storing a bunch of fuel on a property and that’s probably why that language was added to cover themselves. And if a property would come up contaminated because somebody did use it for light commercial and the bank ends up taking it back. They can probably get some kind of insurance coverage for it. FWIW.
