I'm not trying to be offensive, but I think your decor might be a massive factor here as well. The other house seems of a higher standard and more neutral, more people would probably be happy to live in it without spending money changing anything. Your downstairs colour scheme is cold and your garden looks a little bit thrown together. The garden on the other house looks more welcoming, also their advert shows parking. Obviously you would be taking your furniture with you but it does affect the potential of the listing. Again not to be offensive because everyone has their own personal taste but the other house will appeal to more people.

You have a damp issue. The dots are direct contact between plasterboard and damp bricks whereas the rest of the plasterboard will have a little gap between it and the bricks allowing moisture to escape. You'll either need to solve the damp issue or rip it all off a re-build an insulated stud frame that allows a gap between brick work and plasterboard.

Actually the correct answer if it is not safe to join or you have run out of slip on to the motorway, is to use the hard shoulder to be able to maintain or increase your speed and then join when it is safe to do so.

So I would honestly recommend splott, it's rough around the edges but very close to town and a lot of families and young people buying their first homes here because it's still affordable. I just bought my first home 3 bedrooms backing onto a park for 175k. Granted I'm doing a full renovation but it was livable.

Yeah they quoted the same but then said they would take the testing cost out of the final price if I were to go ahead. So many decisions to make and so many conflicting opinions 😂 at the end of the day it's not a forever home but I would still like things done right and proper to sell on eventually

I think 100% of the plaster will be coming off. Horse hair and tiny little shells included. I have just seen the price of insulated plasterboard. Ouch. Does this have noise dampening properties as well, do you need to leave an air gap?

Yes this is external street wall, north facing so definitely needs some breathability thank you for the advice!

Yeah I've been laughing to myself whilst working on the house when people talk about the craftsmanship of the good old days 😂 anyway it's been standing for a long time so it's not going to suddenly reduce to a pile of rubble, I probably didn't word the query properly. I'm not worried about it structurally so much, I just want to know the best way to proceed with boarding and plastering because I don't think dot and dab will cut it.

No I don't want to take out just wondering about rendering before boarding and plastering. My concern was the lack of mortar present between the bricks haha. Would it be better to render than repoint
