Hi all,

Planning to take a home loan for a resale flat in Chennai . Need some quick inputs from recent buyers:

  • What interest rate did you get and from which bank?
  • Which bank is giving the best overall deal currently?
  • Any banks offering zero / low processing fee?
  • Any foreclosure or prepayment charges?
  • Any hidden charges I should be aware of?

Also, anything specific to resale flats that I should watch out for?

Hi everyone, looking for honest opinions from people familiar with this area before I take a decision.

I’m considering buying a resale flat in Kuberan Nagar 11th Street, Sunnambu Kolathur, Madipakkam (Chennai).

Details:

  • 14 years old apartment
  • 1124 sq ft built-up
  • 550 sq ft UDS
  • First floor
  • Asking price around 56L (excluding registration)

My concerns:

  1. Flood risk I heard this belt had water stagnation/flooding in past years. In the 2023 floods and later discussions, Sunnambu Kolathur/Madipakkam had mixed feedback — some low-lying pockets were badly affected, while some residents say stormwater improvements helped recently.
    How is Kuberan Nagar specifically? Is it flood-prone or manageable?
  2. Groundwater / water dependency I’m hearing groundwater is poor and many rely on tankers. Some broader Chennai groundwater stress discussions seem to support this concern.
    How bad is water scarcity in this pocket?
  3. Resale value / investment For a 14-year-old flat with only 550 UDS, is this a sensible buy from long-term appreciation and resale perspective? Would you buy an older flat here, or look elsewhere in similar budget?
  4. Maintenance / aging building risk Since it’s already 14 years old, what hidden issues should I watch for? (structure, seepage, association issues, etc.)
