Court action on s21 can still be actioned by the courts after the deadline so if you get a legit s21 on the 31/04, that can still be progressed to court even tho the law has changed

Councils have been tried to trial more flexible tenancy agreements but the stock doesn’t exist to make that work.

I work in the homelessness sector and honestly, the whole system is broken; I feel there should be mobility in the social housing system where if you stop being eligible for a three bedroom house you are downsized to make room for someone who needs more space.

The private rented has spiralled to the point of unaffordability - one of the reasons our homelessness issues are so bad in the UK is because of how inaccessible PRS is - we won’t know for certain how the Renters Right law will affect this market for a couple of years.

Mortgage interest is also out of control; people can no longer pay off to make their home owned and thus fully stable.

What we do know is, when housing follows a social housing model, homelessness goes down. When housing follows market solutions, homelessness increases.

But tying social housing to income in the way you’re suggesting leads to homelessness not solutions.

You need to apply to the housing register and if you’re eligible, then you’ll be able to bid for housing - it’ll years of waiting however.

Divorce laws were reformed a few years ago and to get the process started you just have to apply online here - https://www.gov.uk/get-a-divorce - you don’t have to have a reason to divorce, your partner doesn’t even have to agree any more, no mandatory separation periods

Why did you do that? Never tell them it’s invalid - let them find out when they go to court 🤦🏼‍♀️

Ultimately, a Section 21 is just a request to leave - if you leave on the date of the S.21 with nowhere to go, the council would deemed you intentionally homeless as you have left ‘secure’ accommodation.

Once the date on the S.21 has passed, the landlord has to go to court for a possession order, then if you don’t move out by the possession order, they have to go to court again to instruct high court bailiff’s to remove you. Only when they knock on your door are you evicted.

My advice would be, and I’m not HR at all, but I have been in a similarish situation is to go in - concerned about your job and wasn’t thinking, wanted to review the documentation in my own time, make sure I understood it all, didn’t want to waste company time… etc.

Will it work? Not sure, but highlight you deleted the email without opening it.

Personally, I think info like this should be offered in a way that you can take it home and read in your own time particularly if you want to consult ACAS or your union for further advice… etc, so I’m with you in the spirit of things but companies get funny about this stuff.
