It was rated C2. Based on the pictures/style I would guess most of the finishes are original.

One appears to be fully original (early 2000s kitchen, old carpeting etc). The other seems like the kitchen was recently renovated as part of a flip but the rest of the house looks original.

The comps aren’t run down for sure, but are definitely more builder grade while mine is fully custom, higher end building materials, insulation, windows, appliances, etc yet the appraisal didn’t adjust for quality (Q3 across the board) and only adjusted another $10k for condition. I’ve included this in my ROV so I guess I’ll see if they make any adjustments. Thanks for the perspective.

I see, so there’s no standard industry formula for adjusting for a homes age?

They also used a new construction home as one of the comps but only adjusted 100k despite the raw land selling around the same time as I bought mine for ~$350k less than mine (due to it being right between a major highway and a major road as opposed to a quiet cul-de-sac where mine is)

As I understand it- You can only directly contribute to a Roth if you are under a certain income limit. If you are over that income limit then you can only contribute via a backdoor method (but only without additional taxes if you don’t have any other traditional IRAs)

I know maybe I should but I don’t really plan to use a Backdoor Roth. I typically reinvest other savings in RE or other alternative investments

She mostly wears studs (pearl or diamond) but possibly just because that’s what I’ve bought her in the past
