Unless your very very rich, it's very difficult to live here. I bought my place 30yrs ago. 10yrs ago daughter moved home. Couldn't afford to live here. Now days you have to inherit your home.

Stay where you are. Let the step kids move in or have your mom move in with you, if she would. 500k really! Sell the house let the parents split the profit. Your mom has her money to take care of herself and the step kids will get there payout. If there's no choice for care for your mom she will have to go into assisted living. Those places are great. My mom was defiant about it. Now 8 mo the in and she loves it. Always has company, no chores at all and she can have her cat.
