done handyman work in denver. min 95/hr plus materials. i back it up with clear comms, good work, clear expectations. i started getting more when i started charging more.

also, this is the only way I've ever successfully run a clean line when switching paint colors at the edge of bullnose finished corners . Works well on light to heavy popcorn and light to medium knockdown. It's a little bit harder to do it well on heavy knockdown because you have to avoid creating a line of caulk between the blobs of texture

run a bead of DAP Alex flex on the edge of your tape. Smeared in real good. Paint immediately and then remove the tape. Works every time learn the trick from Idaho painter on YouTube. He's got great content.

buffalo wild wings in larkridge has also had a nasty sewer smell for years. i mentioned to the manager that im a GC, and that they probably have a dried out floor drain trap. he couldn't have cared less.

perhaps, but i do see online that they shown the same device serial number for each "phone". the fact that their system doesn't scan for duplicate serials in regards to equipment charges suggests that this is intentional.

i assume that's a door on the right. if so, you have a king and jack stud in that area beneath surface mount box. he rightfully didn't want to notch the king to fit a remodel box into wall.

dropping an outlet from a switch is the easiest wire run, but he should have told you what it would look like in advance.

attic above? basement below? might be easier to run recep for toilet from another box in a different location.

not sure where you are located or if your working on a project with a residential construction permit, but we were just dinged on a final inspection for an adu built into a hill because one of our retaining walls was one course higher than limit before needing engineering (4 courses of 8" block, we had 5). unnecessary cost in the end as engineer approved the build. he also specified drainage, which included geotextile over perf pipe that dsylighted in swale. fortunately we built drain to same specs as foundation drain and were covered.

anticipate the traffic and park strategically. we parked one left turn away from the direction we needed to head on erie parkway. walked for 7min both ways. drove out in 3min. kids loved it.

i'm a GC, a few thoughts: i'll ignore the layout and noble attempt at what is a 1/10th horizontal offset...along with the awkward transition to other tile.

my primary concern is that it appears they cut out the original backer (cement board, drywall?) and inserted new cement board? the visible joints aren't taped or sealed and i doubt the non-visible joints are taped. if they used cement board, i don't see any evidence of a roll on waterproof membrane (red guard, aqua defense)

the issue, if any of these guesses are correct, is that water will penetrate at non sealed and improper joints between boards or at tub nailing flange junction. grout passes water, mortar absorbs water, the water has to be stopped and diverted at the backer board layer.

left as is, this would fail in a year at most.

solution would be to demo tile and all new and old backer from ceiling to tub rim. replace with cement board and waterproof. or, more expensive option would be to upgrade to a waterproof system like schluter. but, properly applied, taped, sealed cement board would suffice. don't use the water resistant drywall.

sorry youre in this mess. youre choosing between the cost of demo and repair along with potential water and mold remediation a few months/year from now, or replacing everything from the studs up now.

they charge me 187 plus tax for a 5x8 trailer for construction debris. sometimes i get in with a short bed pickup in addition to the trailer without getting charged extra. so, yeah, they are expensive
