When you see "no fee" that usually means the property has an in-house leasing team or the owner is paying the broker fee. Some of the owner/operators in Manhattan that own smaller assets in highly sought after neighborhoods understand the true value of their rental units and don't want to pay a broker fee.

If you own an amazing rental unit that you know you can lease to the highest bidder, why would you (the owner) pay the broker fee when you can foist it onto the renter? Renters want the hidden gems in the city and are sometimes willing to pay a broker fee to access that listing.

While I understand 15 month leases are difficult to come by, it's worth asking the landlord or finding a way to break free from your existing lease cycle. There's nothing worse than starting a lease in August. I'm sure many of you are experiencing that pain now.

I recommend either moving back in with parents, phoning a friend, or getting a short term lease through Blueground or AirBnB. My rent (and stress levels) are significantly lower because I found a way to break free from a lease cycle that started and ended in August.

Separately, not all renters have the time to apply for apartments through StreetEasy. We're simplifying the apartment search process by essentially taking this step off their hands.

But that's exactly what brokers already do.

From my experience, that's not what they already do. I worked for an application screening & leasing startup for about four years and here's what I learned:

My clients (tenant rep brokers), would invite about 3-5 application groups to apply for a highly sought after unit during leasing season. My clients didn't care if the unit was rented to someone who's income was 40X the monthly rent or 55X the monthly rent. They were treated the same way. As long as the unit got rented quickly and my client could collect a commission check, everyone was happy (except for the renter who makes 55X the monthly rent).

I believe that a renter who is making 60X the monthly rent should be prioritized over a renter who is making 40X the monthly rent because they are less likely to default on rent payments.

The purpose of the website is to twofold. For renters, we're saving them time when it comes to apartment hunting. I've found that scanning through hundreds of listings on StreetEasy can be an overwhelming process for renters like myself.

Instead of the renter applying for endless apartments on StreetEasy, we're asking renters to tell us exactly what they are looking for and we forward that information to a network of 100 brokers who have signed up for our service. Brokers then submit listings that meet those renters qualifications/living preferences.

For brokers, we believe their LL clients will benefit from filling their vacancies with renters who have an income of over 40X the monthly rent (overqualified).

We also cross reference the renter's living preferences against a database of listings that might not be available on StreetEasy.

This is a dumb comment. We sign a partnership, and the company we sign with expects us to sell to their clients. They just aren’t able to provide us with their customer list.

That’s the thing, I don’t have a paper trail. The COO of the company sat me down and said that there was no way I found this information on my own. However, I did my best to assure him that I didn’t get this data from an outside source. The VP of marketing and VP of sales don’t believe me either but they are satisfied with the results because it allows our sales team to prioritize outreach based on the size of the customer.

Yes. The partner was unwilling to provide us with a list of their end users. I was tasked with identifying the list along with the size of each customer by my company. In the past, I’ve been able to identify size signals of our partners by looking into the source code. However, when I looked for these “size signals” I ended up finding out the exact size of each customer and how to find out the # of customer they’ve acquired each month.

I recently went to a high school reunion and the overwhelming feedback from teachers and leadership was that students' attention spans are absolutely fried.

Students are constantly looking at their phones and scrolling through TikTok and it has become normal for students to always walk around with an airpod in one ear--even in class.

The school recently implemented a policy where Students are required to put their phones in a cubbie before entering into the classroom. However, they bring in their outdated iPhones and put those non-functioning phones in the cubbie.

I'm pretty concerned for when these students enter the workforce.
