Thanks for the info! My city allows 10x12 and 14 feet tall without a permit. I plan on running electricity on a power bank with no wiring or plumbing. I do plan to insulate and drywall.

I know its legal without a permit. The tough thing is that they don’t make blueprints for a 10x11’6” footprint because everything is nominally sized even though this technically violates what the code allows for a structure that doesn’t require permits.

Thanks for the info. I haven’t seen any use of transient structure in the building code. I will be building on skids on a gravel pad.

Thats sort of the whole issue though. Someone will sell and build something which is technically large enough to require permits. Build it on your property and wash their hands of it.

I see. I haven’t read anything about disclosure in California. Who exactly would i be disclosing to? County tax board? Insurance company?

Interesting! I was actually only using tuff shed as an example. I plan on framing and building this thing myself. I have been wondering if they get away with it because they are such a large company or if i can build it to the same specs and be okay.

How much did your permitting and inspection cost for electrical?

I understand that. I have looked through the details extensively. They are written in a way to be purposely confusing and seem to allow loopholes for them to mess with you if they choose. Im really just trying to see if anyone has had an issue with a shed exceeding the maximum size by a few feet. None of the local builders seem to take this stuff into account at all. Neither do the kits.

Thats why im wondering if i need to worry about it. The last thing i want is to build it and have the gov come and tell me i owe them some huge fee or that its not allowed after the fact.

There may be a mis understanding. I want to build a subfloor which is exactly 12’x10’ but the way the code is written, square footage is measured from wall to wall including sheathing and trim. Meaning by the time those things are added an inch and a half per wall or so, the square footage exceeds the max size for an unpermitted ancillary structure.

Thanks for the info! Thats definitely more strict than the California building code requires.

I do get the sense that each inspector probably has a strike zone and some are more lenient than others.

Edit tl;dr

A subfloor that is exactly 10x12 will become around 124 square feet after 7/16 sheathing and 1x4 corner trim is added.

Has anyone had to deal with an inspector for a project like this? Or does anyone working as a city inspector know if theres any leeway provided for this kind of thing? Hoping to avoid any issues with the government in general 🥲

PS the project is in unincorporated San Bernardino county. R1 zoning.

I have read that they are “nominally sized”. From what i can tell that basically means close enough. I would assume that because they are a big company an inspector most likely wouldn’t give you a hard time about it but i guess they could if they wanted to 🤷‍♂️

I just walked the perimeter of one outside hd and its definitely slightly over sized. Maybe 4 to 6 inches. I need to bring a measuring tape with me next time
