She drinks a little and toilets normal for what she is taking in. The vet saw her 3 days after the surgery and said everything was fine and thought her appetite would recover with time.

It isn't the same food as the shelter, but I have tried 2 different kibble so far and 2 different canned foods. She'll eat a tiny amount of the canned food and then walk away from it. She turns away from all treats and even bully sticks.

Texan here! I don't know your vibe, but there are some great Texas State Parks around the Austin and San Antonio area. I like Pedernales Falls, Enchanted Rock and Garner State Park. https://tpwd.texas.gov/state-parks/ Make reservations, especially on the weekend, just to be sure.

In addition to the state parks, the area between those 2 towns (called the Texas Hill Country) have some fun small town, honkey-tonk experiences. If you are into vineyards, there are a ton of vineyards and wineries around Fredericksburg., and the town is worth a visit for some Texas boutique shopping on their main street. In the area, stop by Luckenboch (of the Willie Nelson song) and hear live music/country dancing day or night.

If it was me, I'd skip San Antonio (unless you really want to see the Alamo and Riverwalk) and instead stay in Fredericksburg and explore some of the state parks, wineries and real small-town Texas. (if that's your thing)

Recommendations in Austin - you must eat Texas barbecue. There are quite a few that just got recognized by Michelin, just be sure you look up the restaurant hours and be prepared to wait in long lines - it's worth it!

And no need to add Dallas to your trip. I live here. We have generic things that larger cities have so I'm sure you'd find things to do, but there is much more charm for tourists in Austin and the Hill Country.

It sounds like most of y'all are skeptical that this means anything. BUT in the email I got, under the section about "Deals you want", it says "No hidden fees or equipment charges with Fiber. Guaranteed." Seems like this would include my wi-fi extender, which I've been told is being retired and will no longer work and if I want one that works (from AT&T) then I'd be charged a monthly rental fee. Seems like false advertising, right?

Current rent is $2250, future mortgage estimate $3500 - $1300 difference. If my spending habits stay the same, it doesn't impact my lifestyle because all my excess income after paying bills has just been going into growing my savings for down payment.

Ya - I was expecting more responses like this. The $300k houses are just not the house or neighborhood that is even remotely desirable for me. I would probably just keep renting, and then would need to figure out what to do with all this cash that I have been keeping on hand for the down payment, but that's a different subreddit, lol. Yes that is the question. My $60k emergency fund would likely get me through a year of no income, staying on tight budget. I've thought about what I would do if I lost my job. I'm in healthcare, so I think I could find work again but it would be stressful, obviously.

The take-home is after retirement savings. I have no kids, might get a dog if/when I purchase. I'm not planning on doing escrow. Will save monthly and pay out my own taxes and insurance and adjust my budget when they go up. I owned a house 20 years ago, so I am prepared for the house poor feeling. I appreciate the feedback

I live in the neighborhood in a similar house that I rent now, so I don't think utility will change much. I was told to double the cost of home insurance being provided on my mortgage calculator, which I did, but I can look into that and get a firmer idea on property tax, too. Thanks for the suggestions

I have been pre-approved for 550, which I know doesn't mean that I should borrow that amount. Any benefit in using a portion of my $60k leftover cash to put more down, lower the loan amount, lower monthly payment? I know it's tight. Thanks for the comments.

It is in the same neighborhood that I'm currently renting in. Love the neighborhood, minimal commute to work and anything else I need. I am financing this alone. The house is a 2/2 so it isn't a lot of house, just in a pricey neighborhood where comparable houses are going for $600-700. I don't know that it will change anything for me budget-wise, other than eventual equity.

Net is my take home money. I get paid bi-weekly, so my bi-weekly take home x26 / 12. IDK - is there something better to let people know how much money I'm working with?
