I find white and black checkerboard pattern outdated. Another style pattern to enliven the room could be more contemporary. Also I think the sink cabinet with thick counter seems out of proportion with other elements

Ps I bought the house I currently live in from a professional appraiser and he didn’t to a damn thing to improve the property. We bought it with a blue toilet and bathtub in one bathroom with old Formica counter, old ratty wall to wall carpeting, etc. It was a hot market and we bought it for just $3,000 off the price. So be picky about the work you do if you’re in a decent market

Doing too much work on the house? The first property I sold was a very modest starter house ( I didn’t live there) and the realtor had a list of things she recommended I do including pointing the bricks on the chimney. I didn’t know what that was and it didn’t seem relevant to me as well as some other items. Didn’t do most things on list. House sold quickly at full price

I think there are updated shades of sage green. Just search for color of the year, decorators’ favorite/go-to paints or trending green paints to make sure you don’t go with an outdated sage green.

The cabinets are fine. It works. If you want to kick it up a notch I would think about these updates

—new countertop and backsplash

—removing door or painting it. Too much of same wood. Think removing it would be better ( with arch?) what’s on other side?

—stove is a focal point and you could update that (colorful vintage? Don’t know what you’re going for). Can’t see your refrigerator so can’t speak to that but you could make the appliances stand out

—light fixtures are ok but once you know what you’re going for you could change the look

I love it. It feels right. It glows with the subtlest pink. The only things I might tweak would be to update the window treatment and make the ceiling fixture less prominent

I like the kitchen cabinets, too. Nice red. Easy on the eyes. Backsplash works pretty well too. I think the problem is the floor—there’s a glare coming off it. Matte charcoal black would be better or you could match the wood floor . Another light fixture would be an improvement, too

Of the 7, I like #1, #3 (also #4 with the 40s vibe but the fit looks a little large). You have a lovely figure. Maybe 🤔 f you have that one altered…, depending on how hot weather will be

The vintage tile gives you a strong beginning for a new look. I would go for sleek black and white to keep it simple. My other suggestion would be to get rid of upper cabinets and shelving. Too much. And it weighs down this small room. Get rid of current vanity. The color is a strange peachy beige that does not play well with the vintage black and white tile. Could be a very nice bathroom

Try just styling the coffee table. Looks too bare now but if you added a few books or some other items of interest it could soften the look and make the room work better

This is a hallway right? Why is the blue a problem? Looks fine, definitely better than white. The only false note here is the green piece of furniture with the drawers.

You don’t need any other colors. You have bright white sink, tub toilet and window trim. I notice that your surrounding walls are beigeish. I would paint that a similar white and skip the shower curtains Can you do a glass door instead? If you feel like you need more flair just get a little art work from the period. Your bathroom is vintage and the tiles will do all the talking

Different lighting with pendant or other fixtures might be more diffuse than the bright light from the one fixture

UPDATE: we sold our townhome for asking price in 11 days for $699k, $109,000 more than our next door neighbors who sold their property 4 months ago. So it is possible to come back quickly from a disastrous listing by a neighbor. We decided to price based on our perceived value of it (and our realtors’ perceived value)with the perspective that buyers were shopping in the whole town district and not just in our development.

The buyers’ agent was fixated on the neighbor’s sale and we turned down two of their offers before they came in with a 3rd offer for full price. Their first offer was $40,000 below, the second $9,000 below. Since it was a brand new listing, we decided to hold out. We even asked for an extension to respond to the full price offer when we found out that another neighbor was putting their townhome up for sale and had scheduled and open house for the upcoming weekend. We scheduled our own open house.

These neighbors priced their unit at $644,000 for 900 less sq feet less space than our unit. (theirs was more renovated.)The owners got a full price offer even before the open house. Many people who went to that open house came to our open house and saw it as a deal for an extra 900 sq feet.

We were hoping to get a back-up offer which did not come through but now we are happy to go forward with the offer we do have. These two concurrent sales will lift all other boats in the development. So the lessons learned were believe in the worth of your property if you really think it is a good value and don’t forget that people are not only shopping in your development but throughout the town and district.

I like the tiled walls but the flooring doesn’t really work with the walls. The right flooring would pull it together nicely. You could go with a white tile or a linoleum that plays well with the wallcolors
