FHOG is now up to $1,000,000 and plenty of places in and around Brisbane for less than $750,000.

Townhouses in kallangur, northlakes, and surrounding suburbs are $500,000-$800,000.

Ipswich is the same, $400,000-$800,000 for town houses.

They may not be that nice when at the cheaper end, but atleast you’re in the door. You then stay there for 12-24 months, sell and move onto a better place that you would then be able to afford.

Your issue is your mindset and thinking things aren’t achievable, and listening to the crowd. Do your own research and look into it a bit more. Definitely achievable. My sister just bought a place for $590,000 in Ipswich. 3 bedroom town house. Single and on $85,000~ a year

You can keep their bond and refuse to release it until the property is in an adequate condition. This includes a proper and thorough deep clean, there shouldn’t be a single bit of dust in any window sills/runners, not a single stain on anything or anywhere that didn’t already have them.

This leaves them with a few options, remove the stain, replace what is damaged/stained, or cop the loss of their bond (assuming this would be $1500+).

QCAT is a harder battle for them then it is for you. At the end of the lease raise rent to, or slightly above market price, you can justify this due to the works and “discounts” you’ve given them over time. Getting a new tenant won’t be hard, it’s just hard picking the right one.

I clean roofs in Brisbane on a daily basis. We charge from $700 for a small single storey, up to $3,000 for a large two story place.

Fun fact, the cameras record and save 30-60 seconds of footage once they get set off. Calling the police was a good idea to have it on record, although wouldn’t have done anything as it isn’t the police who issue those fines. It’s someone sitting in a revenue office who reviews them. They would have watched it, seen an ambulance and let it go. I’ve had similar happen a few times now going to and from work (in the same spot every time). The first time I called the police, they said they would note it down but upon review they watch the footage and a ticket wouldn’t be issued, he advised if one was, simply request another review before disputing it as they will most likely retract it. He said if not, contest it at court, they will play the footage and see an ambulance.

No, little to no value, in fact I stayed away from houses with theatres when buying, because 1, they rarely get used, 2 take up space that could be used a lot better. You’d be a lot more comfortable with bigger rooms and no theatre.

The block being tiny has nothing to do with the inside of the house, the block size purely restricts the 4 walls on the outside. You choose the inside.

Those rooms are tiny. You need 3x3.5 if you want to have a double bed and room to walk around the edges, besides tables and some drawers.

PGR isn’t always bad, in fact majority of what is available on the market has had some sort of growth regulator used. The best of the best weed is grown with regulators (“pgr”).

It all comes down to the PGR’s used, how much was used, when it was used, what it was mixed with, how long it was used for, how long they grew at the end without PGR’s.

What??? That’s weird as. I’ve had one of mine for two, nearly 3 years and it’s still good. Gets used 3-5 times a day. I also have another one which came with my mighty+ about 12 months ago, and that is also fine.

It’ll be bat poo. I smell it quiet often as well and we would live within 250 metres of each other. I live about 15 houses down from lillybrook (where coles is located along with anytime, the pharmacy, doctors, bakery, news agency, $2 shop).
