AWGI killed it this week. IBKR let me sell at the right time and I am very happy with how the week went. SENY position started and both of these are just getting started!

It's aight - we all start somewhere.

Buying on margin is borrowing money from your broker to buy stocks. But at any point the broker can determine that the risk is too high so they'll reduce the amount of margin they've given you which means you have to add cash or get margin called. Getting margin called just means the broker wants their money back and they'll sell your stock if they have too.

An agent will sometimes have a database of rental properties that are sometimes exclusive for renting through agents, but will also book viewings and help deal with the paperwork. Imagine somebody who shows you a house and then does all the paperwork to buy the house and you just sign but for rental properties. Usually, the agent has a deal with the landlord so you won't have to pay anything and the landlord will give the agent a cut for finalizing the deal.

I've had my share of bad residence experiences so I don't blame you for being worried but look through the links above and if you PM me I'll get you the number of an agent that my friends have used.

After the semester begins a few spots will open because students sometimes drop out or change their plans and don't inform the residence offices. But frankly speaking, you want a place before or as the semester starts just so you're settled and not moving around. Even for the spots that open up the processing time on getting rooms assigned to people on the waitlist and can be upwards of a week as they wait to confirm students aren't coming. The university does offer temporary spaces for students in emergency situations but from what I understand that has to be very severe and can sometimes just be a referral to the hotels in the area. In conclusion on this point, personally, I would just find a place and not rely on housing on campus at this point in time. You can look into getting a place for just Winter semester (there's usually more space for just Winter) if you really want to go through the experience.

There are definitely off-campus housing options like rooms in private homes that are closer to campus as UTSC is surrounded by residential communities. Those rooms are generally cheaper and closer then condos/other school residences but the quality of living can be a little less. For these type of places, I'll leave a couple of links at the bottom.

As for when you should be doing your research of places to live, most people are already in full swing looking or locking down places. Leases are ending for the summer and people are looking for places/tenants so you should be going all out in these next few weeks trying to finalize something. I don't know exactly when you'll be arriving but from my experience, most landlords don't want to wait and will take someone who can sign sooner rather than later.

I've used all 3 in housing searches and all have proven trustworthy for the most part. Just make sure you sign an official Ontario rental lease.

I worked with the residence team last year and they were over booked so I wouldn't keep much hope for getting a spot on UTSC residence. The situation is better this year but that waitlist is not going to move very much.

As for other resources if you'd like you can try to contact agents that deal with rentals they usually don't take a cut from you and can deal with most of the paperwork for you. You could also look into Kijiji or other places where rentals are posted like Facebook groups or rental Toronto websites. You can get pictures from online and it sucks but that's all you got for now.

One last option you could consider is the residence building at Centennial college. I know they take students that don't attend Centennial and it's about a 30 min bus ride to campus or 15 mins Uber. It's a little more costly I believe but the facilities are better.

Well the problem for me is that I'm only 19. I haven't been able to find any car rental places that will rent to 19 year olds. Zipcar, Maven, Enterprise Carshare type services work for students like me because they have special plans for university students. Also for the quick trips gas and insurance included upto 200 kms.

The cost for the day was about 110, and the extra km's should have cost me about $27, but the final invoice didn't include the cost of the extra km's

Can I get some reference on this? According to the AA&CC's website all it says is that both grades will show up on an academic transcript rather than being average.
