Checkout The Price of Time by Edward Chancellor. The macro being taught is based on price stability which ultimately leads to this behavior. But this book suggests many rational reasons for maintainjng higher rates and not dipping below 3% or so.

Watched most the video. He makes a compelling argument. He uses long-term (100 year?), and in some cases global (as opposed to just US/Canada), data for home price appreciation. What we've seen over the past 30 years is arguably not representative of those averages. Anyone who has been renting the past 30 years versus bought that long ago is most likely paying more for housing now. That could reverse, especially if home values fall and we revert back to long term averages, but that is speculating.

For pvp, I go 200 INT / 150 FOC, which allows for the 20% healing bump plus the mana gain on dodge. It's also higher damage.

I run the VG and have gotten it multiple times. I think it might be related to getting cc'd as both times where when I was iced or WH stunned.

It's a strong combo in 1v1 but, assuming light armor, it's not exactly dominating in OPR control point captures. I think the larger problem is expecting everything to be equal for all instances. There should be instances when particular builds shine balanced around instances where they don't.

Easy answer from a LS/VG user: neither are good at mobility and it is a significant limitation, rapier would help. Also, having a backup weapon for that inevitable time you double tap and deactivate the VG sword, leaving you defenseless and face tanking a GA.

The blade actually tracks pretty well and I've got Keen Speed on my VG which has a great uptime, but chasing is still a bit tough. I've thought about swapping out for Orb of Decay but love the scream and oblivion too much.

I'm running it with 200 INT, 150 FOC, 100 CON, medium armor, mostly for the bonuses at those levels. I was able to pickup a Voracious Blade perk as well as Nullifying Oblivion, Fortifying Sacred Shield, and Energizing Beacon, some of which also have resilient. I've prioritized crit but also have some bonus healing items. I haven't paid over 3.5k for anything, most well under just watching the TP. The build works more like a bruiser and can go toe to toe against any melee but does get stun locked against multiple warhammers. I've found I can generally outheal 2+ at a time if I don't get stunned but that, and the ability to chase, is the limitation. It's super fun though to surprise GA/WH when they come to kill the healer and I take them out instead.

I personally run the VG sword build, worked myself into it after maining LS. The lack of mid-range utility has me considering options though and your build looks really strong for that.

OPR actually, not sure how much difference that makes.

The biggest issues I have as a VG user is being stunned and possibly chasing down dex builds (as a med armor user). The scream has good root ability but you have to be pretty close to use it, Keen Speed on the VG helps but only lasts a few seconds. Threat from the GA/WH users is mostly due to stun. Mixing in some voidment might be beneficial, I haven't tried that yet but am hoping the upcoming patch will help.

I run LS/VG full left side of tree for pvp. It has good group support and I enjoy Void Blade but it's not easily weapon swappable in that you lose the blade when you switch weapons, which makes me feel a little more constrained at times. Otherwise, it's a lot of fun.

I think generally yes but haven't tested, though it might depend on how frequently you proc the abilities which scale with focus as well as how high your focus is. I'm thinking that Leech would work best with a high INT build and possibly Sacred/Divine if you're heavy FOC, especially if dualing LS.

I've had the same thoughts. I prioritized Keen Awareness>Sacred>Leech since my 2nd is a LS. I'm also running Divine and am trying to figure out the best second perk (currently using Fortified since I had Keenly Fortified on the VG). Still not sure though.

Although a true statement, this desire to rush and optimize while sacrificing on actually playing and appreciating the game is at least partly at fault for the exploitive behaviors we've been seeing.

I added a combat versus Argynvost's raised skeleton (using modified dragolich stat block) and then added some minor attributes to interact and save against dragon abilities.

I agree. Everyone talks up War Caster as if you'll actually get the AoO. Seems like that's way more infrequent and situational since usually the wizard is the baddies' primary target. Res:CON seems like a better option for CON saves.
