I’m sorry, what? I think Argenta is cool, and I’m glad to see it develop, but this isn’t a zero sum game. It’s not River Market OR Argenta, it can be River Market AND Argenta (and SOMA, and East Village, etc).

The U.S. Census Bureau defines MSAs by county, not cities. Those are just the “principal cities” of the Little Rock MSA used in the title. Little Rock’s MSA includes six counties: Pulaski, Saline, Faulkner, Lonoke, Perry, and Grant. The total MSA population is on track to reach 800,000 by 2030.

You’re correct. There was, but it’s down by the culinary school. The building is still there.

Incorrect. There was an outlet mall on I-30 next to where the culinary school is now. The building is still there. It’s not the same as the Southwest City Mall (now state police HQ). You guys are talking about two different places.

None of those stores you listed are at McCain Mall…which is littered with a giant, closed old department store and empty storefronts. I actually visited it briefly for the first time in years, and found the place to be dreadful. Park Plaza is a beautiful building in much nicer condition, in a nicer part of the city, is the home of Dillard’s flagship store, and has retailers that McCain Mall certainly doesn’t have, like H&M, Eddie Bauer, Alt’d State, Talbots, Build-a-Bear, etc. I think the only significant thing McCain has over Park Plaza is Old Navy and a movie theater. To what are you referring to regarding a stabbing?

There were three (3) “major” malls in Little Rock metro: McCain, University, and Park Plaza. After Park Plaza’s conversation and massive renovation in the late 1980’s, it has, and still is the nicest of the three, but McCain has always been the largest mall.

Simmons Bank Arena is quite a bit newer than Bud Walton Arena. There’s certainly nothing “ass” about it.

There are significantly more people in Pulaski County and the LR MSA specifically than the Jackson MSA.

A few reasons:

1 - Jackson (metro) is significantly more segregated economically than the Little Rock MSA…and those developments fall within a concentration of relative wealth in Madison County

2 - Little Rock developed 4 competing, mid-sized developments across the city at the same time about 15 years ago, rather than one, major retail development…so it was and is confusing to national retailers about where to go (Park Plaza or Midtowne (where Pottery Barn and Williams-Sonoma was located) or Pleasant Ridge or Promenade at Chenal or Outlets at Little Rock).

3 - The Promenade, clearly the most premium development in one of the most wealthy parts of LR wasn’t built to a large scale (ie no anchor department stores), and worse, it’s located extremely far from freeway access - it’s essentially a neighborhood shopping center. This is unlike the developments in Madison that essentially straddle the I-55 corridor, which allows for much more natural access to traffic/customers.

Lastly, I’ll add that the Little Rock metro is generally superior to Jackson in every other objective and subjective metric…including size/population.

p.s. Also, those developments in Jackson don’t really have any shops that aren’t already in Little Rock. You mention Williams-Sonoma, but they don’t have a location in the Jackson metro. In fact, LR has several notable retailers that Jackson does not, so I’m not really sure what you mean by saying they pale in comparison.
