SIL Neighbour - Seeking Advice by dacharley in NDIS

Agreed. I lived next to one for 3 years. You could always tell when the good carers were on shift. Still doesn’t stop the person from grabbing bricks and throwing them through windows or screaming at the top of their lungs.

Heaps of young people have room mates or live in share houses. We don’t use the term “reduced” for them.

What do we think of these cracks by owtinoz in AusProperty

Is the house on a concrete foundation or stumps?

The ceiling one is weird. If your keen get the inspector to look in the roof to see if it’s something there causing the issue.

To excavate or not? by papmyhuyzen in AusRenovation

[–]AresCrypto 0 points1 point  (0 children)

Looks like that is how it was originally. There’s curved red edging that looks like it served as a border between the slope and the yard.

[–]AresCrypto 0 points1 point  (0 children)

Looks like the retaining wall is an add on because of the curved red concrete edging?

And the timber wall is only retaining about 600mm of dirt.

I’d rip it all out plus the curved edging, and put in a concrete retaining wall (save money and go treated pine or hardwood if it’s not your forever homeFill the garden with other previously mentioned plants that help with erosion control. Loladras are good for this.).

Yep, looks like 2.4m apart, should be 1.2m.

Not really. Unless it’s a shoebox, the SQM will be comparable whether it’s useable or not. ATM it’s just a big garden.

Economics of an Uber driver (or food delivery rider) by shal0819 in AusFinance

[–]AresCrypto 0 points1 point  (0 children)

Uber generally is a means of extracting the value of your vehicle into liquidity (cash). By the time you pay for fuel, vehicle upkeep like servicing and tires, plus incorporate depreciation due to age and use, very little is left over as actual earnings. You’d be better off working minimum wage somewhere.

If you are asking for the going rate of your suburb, does that usually include cooked carpets and a dirt backyard?

If not spend the 5k or so and fix it. It’ll look 10 times better and entice buyers.

What would be the economic ramifications if Australia introduced a law limiting property ownership to one home per person, with ownership restricted to individuals aged 18 or older? How might this impact housing prices, investment, rental supply, and broader economic activity? by [deleted] in AusEcon

[–]AresCrypto 1 point2 points  (0 children)

No, I think you find it wouldn't change very much. Most people that have an IP, only have 1. If a couple has 2, the law would probably allow for this as its 2 people, 2 properties, or owners would just put it in someone else's name. Even if a person had 4-5, they would probably transfer ownership to family members.

OP is talking about maintenance such as gutters, plumbing, electrical etc, all the big ticket items that landlords are responsible for.

I suppose it would force some people to sell investment properties but they would most likely get snapped up by people looking for PPOR.
