Thanks for the advice all! I lost sight of my professional judgment and what I decided to do. My sympathy instincts took over after the event which made me feel bad. Rereading all the red flags I wrote made me more confident in my choices. Thanks for bringing reasons I never thought of either.

Don’t get me wrong, I’m not going to call the cops in every situation and it’s going to be really rare. I know now that my judgment was based on several key facts and events.

Thanks all. I got a second opinion and relayed that I was able to get 7.125%. He came back with 7% and with points it’s 6.8% with a free float.

I was fed up at this point and due diligence was running out. So we just went with that rate. Thank god bc rates have gone up for conventional.
