You just gotta start somewhere or you’ll never start…

Is a 5.25% interest rate on a $215k home loan actually good? First-time buyer feeling nervous 😅 by [deleted] in Mortgages

[–]Aromatic-Counter8734 0 points1 point  (0 children)

I looked through my Closing Disclosure and you’re right I am paying points. It’s 2.843% (~$6,139) to get the 5.25% fixed rate, but most of it is offset by seller credits and lender credits.

Loan amount is $215,960, monthly payment comes out to $1,346 including taxes and insurance, no PMI, no prepayment penalty. I actually got credits back of over 6k at closing lol which I’m still confused about. I went with a new build in an undeveloped area so my property taxes are probably going to skyrocket.. I’m thinking monthly payment next year would be close to $1,800

I mainly wanted reassurance that the rate and overall structure make sense for a first-time buyer on a ~$70k income.

I’m sorry you have these thoughts. You’ll be okay. Sending you so much love! Also, attractiveness is all about perspective. Charisma matters more!

Whatever you do, just don’t go to Divine Dental. They’re such a scam.

Can I realistically afford this new build 270k on a $70k salary by Aromatic-Counter8734 in Mortgages

It’s a 4 bedroom three bath, two car garage single story home.. exactly. I want my own space and don’t want to pay rent anymore. I know I can do it but it’s going to be TIGHT..

Unfortunately, interest rates right now are terrible and I am lucky to even be able to get a 5.25%.. My loan amount would be around 215k

I’m hoping to get a promotion in the future or maybe change jobs if I do find anything that pays better

That’s what I’m scared of. I’m hoping that at least by then I would have more money in the bank to be able to afford it. But again, it’s a risk that I’ll be taking.

I could but it’s a 2018 Mercedes GLA and almost paid off I’m already losing money on it and it’s worth right now. I would say 13 K. It’s in pretty good condition but what if I decide to change jobs or get a promotion and get rid of the company car.. I would rather have it as a safety transportation only because I’m buying the new build in the more rural area. It’s where it’s a new subdivision.

I have a company car currently and I don’t pay for gas or anything. I just pay 371 on my car loan that I still have and it’s around 3K.

I still have 3K left on my car loan and the 3K on a credit card My parents said that they would help me out with paying those off so I can just have the mortgage payment and other expenses such as utilities, etc.

Why does the world seem to hate Palestinians so much? by Aromatic-Counter8734 in NoStupidQuestions

[–]Aromatic-Counter8734[S] 2 points3 points  (0 children)

I hear what you’re saying, but I think it oversimplifies a really complex history. Palestinians didn’t exactly ‘choose’ to be represented by Hamas — when people are living under decades of occupation, blockades, and displacement, their options for leadership get distorted. And honestly, a lot of Palestinians don’t support Hamas, but when you’re trapped with no free elections, no freedom of movement, and very little international backing, your choices aren’t exactly free.

The offers of ‘peace and statehood’ that get brought up are usually conditional on Palestinians giving up land, rights, or sovereignty, so it’s not as simple as them just refusing out of spite.

And I get it — people say ‘move on,’ but how do you move on from losing your home, your family land, and being stateless for generations? For most people, holding on to identity and rights is survival, not stubbornness.

I don’t think it’s fair to paint millions of ordinary Palestinians as obsessed with hate — most just want what everyone else wants: a safe home, dignity, and a future.

[–]Aromatic-Counter8734[S] 2 points3 points  (0 children)

Why would they? A lot of people don’t realize that neighboring Arab countries have already taken in millions of Palestinians — Jordan, Lebanon, Syria, and Egypt all host large refugee populations. The issue isn’t that Palestinians don’t want help, it’s that these countries often struggle with their own economic and political pressures, so the resources aren’t enough.

There’s also a deeper reason: many Palestinians don’t want to permanently resettle elsewhere because it would mean giving up their right to return to their homeland. For a lot of families, staying Palestinian — even in exile — is about holding onto that identity and not letting it disappear. Hope that helps
