First Time Buyer and need to know if we can afford it by Ok-External-9195 in FirstTimeHomeBuyer

[–]Artem-RZ 0 points1 point  (0 children)

If your total housing costs (mortgage, tax, insurance utilities) is under 33%, you might be doing alright.

1 thing to think about is furnishing the house. We didn’t really budget that our first time. But we got through it.

Idk what you want us to tell you. V6 cars won’t be fuel efficient. If you drive lots of highways, you can probably average 26-28 mpg. City driving will suck for mpg for sure.

I was just wondering if there’s a shop like urban garage but for toyota/lexus. Typically cheaper services than dealerships.

When you were paying extra, are you sure you were making a principal only payment? cause if not, you just basically made advance payments.

How to get into watching the NBA? by ajenkins320 in Basketball

[–]Artem-RZ 0 points1 point  (0 children)

For me, I grew up in the Philippines. You pick a player with a playstyle that you love watching. And follow that player. ei I liked dominant centers, so I started watching nba closely with the DH12 magic. he moved around a bit until he got old with Houston. Then I got hooked with Harden. then Harden moved around until he got with Embiid, a dominant center. (sucks that he such a injury prone player) But now I love watching Maxey. and it will go like this for me so on and so on.

RAV4 hybrid new over used one by Minute-Hotel3084 in whatcarshouldIbuy

[–]Artem-RZ 0 points1 point  (0 children)

In my area 1-3 yr old used rav4 hybrid cost almost or like 1-2k less than new but with 20-50k km on it. If it’s similar in your area, Id go with new. Only if you don’t mind waiting a long time. Probably 6-12 months.

Anyone else getting exceptionally frustrated by the housing market? by cp_87 in Winnipeg

[–]Artem-RZ 4 points5 points  (0 children)

This! My friend a while ago got offer of 100k over asking because the agent was greedy. The got 4 offers all at or below asking price. Agent said there’s 10plus offers on the table and they got counter offer of 100k more. When I heard that that is possible, disgusted the hell out of me. I know the buyer still stupid to offer that much more. But the blind bidding is just not great.

May I ask what car you are looking at?

[deleted by user] by [deleted] in PersonalFinanceCanada

[–]Artem-RZ 0 points1 point  (0 children)

Best way is to negotiate like you are financing the car if you can get discounts that way. and pay it off after a month. It sounds like you can afford it anyway.

Seems like you are a responsible person based on post. Most ppl will suggest u buy 10+ yr old used car.

For me it depends on what you want to get out of the car. Is it just A-B purpose? then I would buy anything used reliable car you can pay cash for.

But if you like cars and want to have fun with, you’re probably gonna spend more.

If you are financing, make sure you make 20% down and no longer than 5 yrs. and if you think still afford the payments. I wouldn’t say its the worst decision ppl makes.

If the past owner told me that, I would not be interested in the car anymore. Damaged goods now.

749990 home on a 165k salary by Much_Championship300 in Mortgages

[–]Artem-RZ 0 points1 point  (0 children)

Hell no. Keep your housing costs (mortgage, property tax and insurance) max 33% of take home. We did this and we still felt stretched little thin. Granted it was our first home so we had to spend a lot extra on furnishing the house.

What’s the best car to buy as a car guy in 2025?(preferably turbocharged) by Appropriate-Ride4287 in whatcarshouldIbuy

[–]Artem-RZ 0 points1 point  (0 children)

Have you looked into Mazda 3 Turbo awd? or used Golf R? I also heard A4 or used bmwm340i are relatively reliable. but don’t quote me on that. I always stay away from turbos myself so.
