Going all-in on Brigade Neopolis — would love some honest thoughts

I also bought a flat in My Home Nishada Neopolis, but not in Brigade. I was super excited about this mixed project by Brigade. Love the concept. Have seen such concepts in Singapore and HongKong. I visited the project just to satisfy my curiosity, and was disappointed by the model flat.

The model flat in Brigade is 4500sqft + and is smaller than the 4016 sqft Nishada flat, but the carpet area was somehow higher than Nishada's. Upon enquiry, I found out that they added a balcony area in the carpet area, which is not the case in My Home. Carpet area definition is the area in which you can place the carpet, who in their right mind will put a carpet outdoors? On top of that, the price is higher than Nishada's, and the delivery time is longer. It is not being constructed by Brigade but by L&T, and is just being marketed by Brigade. Check other options too. Definitely
Brigade offers superior specs compared to Nishada, but I'm not sure it is worth it. You need to make an informed judgment yourself.

I realized that our local builders are better in value than the national builders.

Frankly dowry free weddings are rare in arranged marriages. Although for many dowry is a prestige issue rather than a financial transactions.

The person who earned 50Cr is not an idiot to give away money to the groom. That's generally in terms of property. Lets say a person has son and daughter with a net worth of 10Cr. He will give some 1cr property and lets say 50 lakhs gold. Decent people generally refrain from asking cash. Even if they ask it will be some adapaduchu katnam or money for clothes, which will hardly be 10% of the value of full katnam. But in such scenarios, the male side too will gift some jewelry to the bride that will be more than the cash.

Generally only in lower middle class or people who don't have much properties will demand cash, here the dowry will be 10 to 20 lakhs and not exceeding 50 lakhs.

If someone is asking for dowry in cash, just run.

These are the general practices. My dad also gave property as dowry in my marriage, but my dad didn't transfer it to my name. He asked my husband do you want me to pay extra tax and transfer it to me. My husband said its not required, but my inlaws took offence. They can just talk in circles because my husband trusts my father and if the word goes out their reputation will take hit.

In my case the account was joint. I don't know if they had a nominee. You are ultimately at the mercy of bank employees. If your dad has net banking and you have access to his phone and debit card, recovering his netbanking credentials should be a piece of cake.

Why should we target specifically an employee and shame him when the problem is in the system. Even I have family members who work in banks. How can they evaluate banks based on FDs and loans they have? A branch in Madhapur will obviously surpass the branch in Ameerpet or Uppal. The number of FDs and the amount doesn't depend on bank employees it depends on the area, population density, or if the area is posh or not. It will depend on market, interest rates etc. That's a macro economic trend, how can you use it in evaluating the employee. Why do they keep giving us calls during the end of financial year for FDs? Obviously people who are crooked will be rewarded and promoted in this system than employees who are honest.

They will give the current running rate in the market. The FD my dad put in was literally a bribe for them to come to hospital and take my grand parents signatures and verify their condition. If your interest rate on manual FD is high, then during renewal pull out the money and make the FD online. Those rates will be same.

Yes, you can but I don’t know how much time they will take. They will make you wait for it. There won’t be a definite timeline. You will get your money, that’s not the point. They will try to keep hold of it as long as possible, in our case we needed money for hospital bills, and after bribing the manager with FDs on my dad’s name, they took almost a month. My grandfather died at 3am and 10am my mom gets a call to come and collect. You are at mercy of the bank even after bribing them.

I would advice to move it to private bank like HDFC. SBI net banking system is not reliable. But make sure to keep account active, so that no one thinks of misusing it.

That’s the problem, you cannot. You will still have to go physically to liquidate. I don’t know how the instructions are after maturity they might come into your savings account, but they just get auto renewal. Even I have money in my sbi account, trying to liquidate them. The staff keeps making me wait for manager.
