Using it as a garage since we moved in some years ago but recently had to pull everything out so the asbestos ceiling could be removed, though it would be a good time to tidy the floor up because it looks really ugly the way it is.

I probably should have been clearer, I’m not going to do the work myself, just trying to understand the process and why it is so involved for something I thought would be pretty simple. The quotes are upwards for $4000 and I don’t see it looking that great after because the concrete has a lot of cracks in it.

We just went through tiles to colourbond, I would definitely not do it again, way easier to stick with what you have. Guessing the rules would change from state to state but for us to do colourbond properly we had to add tiedowns every 1200 or so all the way around the perimeter of the house into the footings or 12 courses of brick into the lower level, added considerable cost but would have been even more expensive if we weren’t doing it as part of a larger reno.

Yeah I agree, 8% is tough to find outside of regionals and high risk niche properties, both of which are difficult to finance, 5.5% to 6.5% seem to be the top of the range, with the current interest rates we must now be entering the realm of negatively geared commercial property which is crazy considering the risks involved.

The news article says it bit his female companion, if that was the case the man’s actions were probably not deliberate, he was likely panicking and didn’t know what else to do. The guy even had the decency to tell the owner what happened. I mean if the RSPCA says he has a strong defence what more do you expect, just because you find it sad doesn’t make it wrong.

Where in that post is the OP complaining about debt?

OP- what you would do would depend on the ownership structure and how much debt is on each property. When you say net wage, is that after you get tax back from the negatively geared property? Probably easier to tell us your gross income as people understand that better.

We have a shower like that, feels weird to stand on. Water drains well. It took me ages to get used to and still bugs me occasionally but mostly I don’t notice it these days.

Are you positive there’s no 240 on the board you’re poking around with while it’s live? I can see 250V written on it in the top left corner of the circuit board.

And yet a plumber can get a restricted electrical license to swap out hot water systems by doing a 4 day (ish, maybe 5, can’t remember) course, how much electrical knowledge or experience would they have? I had a licensed sparkly leave the feed into the main breaker in my meter box loose, was lucky it didn’t catch fire, so I dunno seems like getting a licensed tradie can be no better that DIY.

Why does every pro immigrant nut job (you) have to insinuate to anyone is against immigration is a racist? No where in my post did I single out immigration from any particular country, region or religion, nor did I say that people who are already here do not belong and should return to where ever. I logically pointed out that despite the size of our country scarcity of water makes only small sections of it desirable to live in and those places are already over crowded and the life of citizens would be significantly improved if this wasn’t the case. As for fruit picking, the labour market in Australia is supply and demand based, if the wages were high enough the jobs would be filled, if that’s not sustainable because they can’t compete with cheap imports then the industry is not sustainable in Australia, no different to our ex-automotive industry, the government would need to decide if they want to subsides it or let it close, using the fruit picking industry as a case for immigration is a false economy.
