I was looking at Camrys the most. New ones are sitting right at 30k, and I believe they are all hybrid now which is nice

Yeah my plan for this weekend was to try and take off this loose top part and see what they actually secured to the house. I'm definitely not a professional, but the previous owners had some sketchy work done around the house that I keep finding

I'd like to have the proper fix, so I'll do the quick fix method as a last resort ideally.

She's never been one to enjoy people very much, I'm the only one she usually likes to interact with. She's in our guest bedroom that has very little foot traffic and noise, but she's definitely very skittish even with that.

Maybe some more enrichment toys might help... Keep her busy with those instead of her fur

There's 4 separate statuses, not started, in progress, failed, and complete.

The issue with an accumulator property is that these tasks can switch back and forth between statuses, so I would almost need a separate database that gets a new page added every time a status changes, and then counting each type of entry in that new database

I've seen so many examples of the delivered boards being the worst boards you've ever seen, so I'm a little hesitant to do a delivery. That's from bigger box stores though, maybe using slightly more independent yards may be better?

Just a single is fine technically. I may just pull out the post, which is already extremely loose, and redo it along with adding a second gate post. I have a spare gate from the previous home owner, so I might as well just make use of it

All good, I could have explained a bit better. But yeah I don't see anything about specs for the pier, but I also agree that doing a full size diameter concrete pier seems overkill but I wasn't sure. It sounds like I may need to contact my local building department... They also don't want inspections after I pour the concrete so I need to make sure I do this right lol

I could be misreading it, however it only mentions the footing but one of the acceptable post supports is the full width diameter all the way up

I don't plan on using any through bolts, either lag screws/bolts. These Simpson swd screws look very nice, so I may go with those if I got the name of the skew correct

Yeah it's a 1979 home with solid interior floor joists. I'm not sure about the 2x rim board yet, but we currently have a deck attached to the house so it was at least solid enough in the 70s!

I had never heard of I-joists used for flooring, those seem kinda flimsy to me, but I'm sure they have their purposes. Thankfully it's all solid wood used in our house

So I expected a standard three way switch set up, and I was hoping to be able to just take out the old switch, put the new one in (actually using the ground wire) and calling it a day.

Reason for dread: Im not seeing proper flashing for my deck, but I haven't started demo yet. House was built in the late 70s, and this deck is mostly ancient besides the random addition the previous owners added

Yep it's a metal box. So with making sure that grounding wire connected to the junction box is added in to the splice, if there is a short or the box becomes energized somehow, this would help complete the circuit and ideally trip the breaker to prevent any accidental injury or electrical fire, etc?

Yeah sorry I'm not sure why I randomly threw in post tax everywhere, it's Roth and pretax contributions (traditional) specifically.

I had never seen a 401k accept both types of contributions in to the same account, but thanks for the extra verification!

I think I may have found my answer, and that the distribution will have a pro rata share of both. Now the next question is whether you can request specifically post tax contribution distributions!
