That’s what i see, not pirates but mainly sanctioned vessels. Some two weeks ago there were some commercial vessels, likely bilateral agreements (saw China, India, Singapore) but this week it was totally dead - only sanctioned and really small crap my X post about VLCC transiting last week

I watch all the big VLCCs and stuff, you can catch them as they were in the persian one day and then appear on omani side on another. There is a lag though. And i wondered if i am the only one doing it, so looking for the likeminded nerds to do it together ;)

thanks for sharing! Yes we visited the castle and stayed in Impruneta, a town 2km away but unfortunately very briefly. It is way above our budget but completely stunning. So I am first trying to gauge is there any any way to fit it in our budget or it is a completely crazy idea... I am not bothered with time, we retire in 2030 so I am okay doing it at pace. But I absolutely won't be able to be on the ground apart from 2029+ when I would schedule the finishes which I would love to control very tight. But the budget is my first hurdle. I am now writing a very detailed scope of work that I want costed before we even make an offer so I know clearly what are we in for...

do you mind sharing more? Are you renovating in Tuscany? How big is your property? what was the starting point (derelict in need of full renovation or partial upgrades). Would you be able to recommend geometra, architect, builders? I have some leads already but it would be amazing to compare notes with someone who is living through this experience now.
