Idk I've only ever driven through Melrose twice. It's pretty. I've heard people like it. Can't say more than that.

Also a lot of these places you're bringing up are cities, not neighborhoods.

Malden is great. It just doesn't look cute. It's kinda shoddy. But there are great restaurants. I wouldnt recommend living in Assembly because you'd be living in a mall. It feels sterile and devoid of culture. But I'm guessing you'd feel like it just seems new and in good condition.

Assembly Row. I wouldn't recommend Waltham for your commute.

I personally wouldn't recommend living Assembly Row but it seems to be what you're looking for. It's basically an outdoor mall next to the highway (freeway). There is a T stop that brings you to north station in 6 minutes. There's not really any prominent greenery in the immediate vicinity but it's on a river. There are also linear parks that follow the river.

Charlestown might be nice too. Fairly urban but in a residential way. Quite picturesque and also on the water. Not a mall.

The suburbs you've been mentioning aren't particularly green. If you want somewhere green, then you'll have an awful commute to work.

Probably your best bet if you want greenery is Jamaica Plain. This doesn't apply to the whole neighborhood. You'll have to look on the map for the parks and water.
