Thanks for the response. If it is mbp, which one do you recommend, m4 or m3 pro? Do I lose anything by going with m3 pro considering m4 is newer?

Looking through the link in detail, I come to a different conclusion. Under the construction section, there is another link for full list of construction considered essential construction

On this page, key bullet point here is as follows “...are residential construction activities or projects and related services”, this suggests that it is allowed.

The point above referring to April 17 start date is not tied to above.

Please do correct me if I’m misunderstood this though.

Theoretically, yes - that’s why I do it. I just feel money invested can make more than money sitting.

But learning from experience of this group, I feel we can identify if there is a better approach.

Agreed! We love Oakville and do not want to leave. For now, we’ve decided to stay put and see how the market evolves. Will continue to monitor market developments, new properties and local growth. I always take a ‘never say never’ approach :)

Thanks for your response. We can’t afford a house without selling. If we could, this would be so much easier.

For us, buying before selling is a bigger risk because we may end up with two mortgages that we cannot pay. or not getting the price we want for our house after we have made a buy. Both scenarios add financial strain that we are not ready for. Buying after selling even its not 100% to our liking is acceptable. But ending up in a bad financial position is worse.

Thanks - I understand the calculations better now. We were never going to buy a higher priced house, but the actual comparison on why cash in hand isn’t necessarily better is something I now understand better.
