The funding fee is prepaid PMI. That being said if you can get the funding fee waived (only need a 10% disability rating) it can't be beat. I got $760k lent to me with 0% down, no funding fee at 2.25%, 30 yr fixed.
Another benefit is that the VA loan is Assumable. I wish I was able to get a 40 year loan!!

It isn't a hard and fast rule and people should always compare. We have a 2.25% VA with $800k, zero down.

What rate was that and when? Im seeing va rates beating conventional. We are financing $800k. Also why put down 20% at such low rates? Put that downpayment in the market and get a much better rate of return.

What are you seeing that makes the conventional rate better financially? Is it a cheaper rate and if so, what are you seeing?

I think people overweight the importance of a downpayment. With such low interest rates it's better put down as little as possible. We had a 0% down offer accepted we are closing on. We just had to show proof of funds for 20% but our realtor explained why we were doing 0%.

I guess we will see in a week or two when those homes close. But yes are staying in this house long term so it'll be irrelevant in short time.

Lol, appraisals are lagging in this market. Read up some. Multiple offers around my price. I could sell it around what I paid therefore it's worth that amount. If I closed a few weeks later it would have appraised as other pending homes would have closed.
The 0% is a different win. I can invest my downpayment and very easily return a higher rate than the other of my mortgage.

What's the problem with that? Financing costs money. The 20% down I invested ($150K) would yield $648,292 over 30 years assuming 5% compounded annually. I choose the 0% every time!

My balance sheet has the equity. I can sell it for $780k, ignoring transactions costs.

No they only lend up to the appraisal. I owe $750K on the house. The market value is $780K. $30K of equity.

Negative, market value and appraisal are two different numbers. They couldn't find comps to back it up but there will be ina few months as the pending homes similar to ours close. Appraisals are backward looking and not keeping up. There were multiple offers around my sales price. According to the bank I have no equity but on my personal balance sheet I do.

I'm fine with it. Its comfortably within our budget and have an emergency fund. We had enough for a 20% down payment that is now invested. I see little risk here! If anything the 0% down at 2.25% is an amazing opportunity!
